RESOLUTION NO. 96 -3527
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TEMPLE
CITY APPROVING TENTATIVE TRACT MAP NO. 52205 TO ALLOW
THE SUBJECT SITE ADDRESSED AS 5342 -5347 WELLAND AVENUE
TO BE SUBDIVIDED FOR CONDOMINIUM PURPOSES WITH EIGHT
(8) DETACHED DWELLINGS IN THE MEDIUM DENSITY (R -2)
ZONE. (KANG)
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES HEREBY RESOLVE:
SECTION 1. Based upon testimony received at a noticed hearing before the City Council and
upon facts contained in the staff report, as well as information and testimony contained in the Planning
Commission Minutes, the City Council hereby approves the requested subdivision map based upon the
findings contained in Planning Commission Resolution No. 96- 1816PC and subject to all conditions
contained in said Planning Commission Resolution, plus a condition that prior to recordation of the final
map it shall be demonstrated to the City's satisfaction that the capacity of the existing sewer system
serving the property is adequate to accommodate the development.
SECTION 2. This project should not result in significant effects upon the environment and a
Negative Declaration has been prepared in accordance with the State CEQA Guidelines. The initial
statement as prepared indicates there is no potential for adverse impact to the environment generally and
specifically as it relates to all wild animals, birds, plants, fish, amphibians, and related ecological
communities, including the habitat upon which the wildlife depends for its continued viability.
SECTION 3. Accordingly, Tentative Tract Map No. 52205 is approved.
SECTION 4. The City Clerk shall certify to passage and adoption of this resolution and enter
it into the book of original resolutions.

City of Temple City at a regular meeting held on 16th day of July, 1996 by the following vote:
