RESOLUTION NO. 96 -3530
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TEMPLE
CITY APPROVING TENTATIVE TRACT MAP NO. 52213,
ADMINISTRATIVE CONDITIONAL USE PERMIT 96 -1273 AND ZONE
VARIANCE 96 -1274 TO ALLOW THE SUBJECT SITE ADDRESSED AS
10019 -10047 LOWER AZUSA ROAD TO BE SUBDIVIDED FOR
CONDOMINIUM PURPOSES WITH FIFTEEN (15) DETACHED
DWELLINGS AND AN 8 FOOT DECORATIVE BLOCK WALL 3 FEET
FROM THE FRONT PROPERTY LINE IN THE LIGHT MULTIPLE
RESIDENTIAL (R -2) ZONE. (RAGO/TRI TECH ASSOCIATES /SANYAO
INTER- NATIONAL)
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES HEREBY RESOLVE:
SECTION 1. Based upon testimony received at a noticed hearing before the City Council and
upon facts contained in the staff report, as well as information and testimony contained in the Planning
Commission Minutes, the City Council hereby approves the requested project based upon the findings
contained in Planning Commission Resolution No. 96- 1817PC and subject to all conditions contained in said
Planning Commission Resolution.
SECTION 2. This project should not result in significant effects upon the environment and a
Negative Declaration has been prepared in accordance with the State CEQA Guidelines. The initial
statement as prepared indicates there is no potential for adverse impact to the environment generally and
specifically as it relates to all wild animals, birds, plants, fish, amphibians, and related ecological
communities, including the habitat upon which the wildlife depends for its continued viability.
SECTION 3. Accordingly, Tentative Tract Map No. 52213, Administrative Conditional Use
Permit No. 96 -1273 amd Zone Variance 96 -1274 are approved.
SECTION 4. The City Clerk shall certify to passage and adoption of this resolution and enter
it into the book of original resolutions.
PASSED, APPROVED AND ADOPTED ON 6TH DAY OF AUGUST, 1996.

City of Temple City at a regular meeting held on 6th day of August, 1996 by the following vote:
