Mrs. Ortwein moved that the minutes of the Regular Meeting of
September 5, 1990 be approved as circulated, seconded by Mr. Lynch
and all voted AYE.

A. Variance
1. Digby Bridges, Marsh & Associates, Agent for Mr. & Mrs.

Willoughby, Ohio 44094, requesting variance to permit
the alteration and enlargement of a non -conforming
structure by the addition of a second story over the
existing garage that would encroach 11' into the

Vice Chairman Eaton questioned if the property had been
physically inspected. Mr. Brandt, answered that he had
not physically inspected said property. Mr. Eaton
inquired if all requirements had been met. Mr. Brandt
replied all requirements of the code had been fully met
such as legal advertising, posting notices and sending
notices out to everyone within 300' and that no corres-
pondence had been received.

Mr. Lynch moved and Mr. Sheehan seconded that the granting
of the variance as requested be recommended and all
voted AYE.

minium, 2665 N. Ocean Blvd., Gulf Stream, F1. 33483
requesting a variance to permit construction of a
small tool shed that would encroach 8' 3" into the
required 41.7' north side yard setback at the address
aforementioned.
Mr. Brandt, Code Enforcement Officer, explained there
had been previously a wooden tool shed in the wrong area
which had rotted away, located within the setback on the
side of the building. The new tool shed is to be 12'x5'
and to be located on the east side of the N.E. corner.
This shed is to be used for tools and lawn equipment.
Mr. Brandt stated it would be necessary to have a fire
inspection made by the Fire Department as this is
considered Commercial Property and must receive their
approval.
Mr. Lynch moved and Mrs. Orthwein seconded that the
granting of the variance as requested, subject to a
fire inspection being made, be recommended and all
voted AYE.
B. Special Exceptions.
1. Daniels Brother & Associates, Inc., 1280 N. Congress
Suite 212, West Palm Beach, F1. 33409 requesting
permission to place a construction trailer that
would be located on the corner of the property approxi-
mately 20' from the property line adjacent to Polo Drive
and 20' from the property line adjacent to Banyan Road,
and to erect a temporary 6' high chain link construction
fence around the perimeter of the property owned by
Mr. and Mrs. James Orthwein on the northwest corner of
Banyan Road and Polo Drive, legally described as Lot 5,
Block 3, Plat #1 Polo Fields Subdivision.
Mr. Lynch moved that approval of the Special Exception
request to place a construction trailer and to erect a
temporary 6' high chain link construction fence be
recommended, seconded by Mr. Sheehan. Vote 3-0 with
Mrs. Orthwein abstaining due to being a relative to
the applicants.
VI. Site Plan Review
A. Digby Bridges, Marsh & Associates, Agent for Mr. and Mrs.
Raymond Evans, 7100 South Lane Road, Waite Hill,
Willoughby, Ohio 44094, addition of a second story above
the existing garage, to be used as maid quarters at

Mr. Lynch moved and Mrs. Orthwein seconded that the Planning
Board recommend that the site plan be approved providing
the fire inspection mentioned in the variance hearing be
made. All voted AYE.

Planning Board recommend that the site plan be approved
as requested. All voted AYE.
E. Seawood Builders, Agent for Patricia Ciasulli, 3545
N. Ocean Blvd., Gulf Stream, F1. 33483 -Construction of
a front perimeter wall and height extension of
existing side perimeter walls at the aforementioned
address.
Mrs. Orthwein explained she had concerns regarding the
Australian Pine trees and to the landscaping of the
8' wall. Mr. Brandt explined briefly that the pine
trees would remain. Mr. Dan Mahoney, Supervisor for
Seawood Builders stated that there would be a large
number of plants in front of the 8' wall.
Mr. Lynch moved and Mrs. Orthwein seconded that it be
recommended that the site plan be approved as requested.
All voted AYE.
VII. Sign Request
A. Wayne F. King requesting permission to erect a contractor's

sign on the property owned by Mrs. Janet Parker, located
at 3525 Polo Drive, Gulf Stream, Florida.
Mr. Brandt, Code Enforcement Officer, informed the Board
that the proposed sign is to be made of carved wood
and is in good taste. The sign will cover only two (2)
square feet where as six (6) feet are allowed by code.
Mr. Sheehan moved and Mrs. Orthwein seconded that
permission to install the sign as presented be granted
and all voted AYE.
VIII. Items by Staff
A. Vice Chairman Eaton called attention to the report of
construction in progress that had been distributed.
Mr. Brandt explained that the amount of construction
should be dropping off as the vacant lots within the
Town are nearly used up.
Mr. Eaton asked if there was any input from the public
and at that time Mr. James Geheb representing the
Villa D'Estes project informed the Board he needed
more information regarding the fire inspection regarding
the construction of the tool shed. Mr. Brandt informed
him if he were to come see him he would be only too glad
to explain him the procedure.
IX. Adiournment
Mr. Sheehan moved and Mrs. Orthwein seconded that the
Meeting be adjourned and all voted AYE. Vice Chairman
Eaton adjourned the meeting at approximately 9:22 A.M.
