said Department of Planning & Protective Services did certify to said City Clerk that the above costs were accrued
by the City of Jefferson for the maintenance of the property located at 1811 W Main St
and that said costs were for the purpose of bringing the condition of the property into compliance with the Code
of the City of Jefferson. The work was performed on September 28, 2023
I further certify that this tax is a lien against the lot or piece of ground therein described, and bears interest
at a rate of eight percent (8%) which shall begin accruing 30 days after the date of approval, and continue at
said rate until paid. If not paid, this hen shall be turned over to the Cole County Tax Collector for inclusion in
property taxes assessed to this property.

Enclosed is Special Tax Bill No. 17828 which has been issued against your property located at:

in Jefferson City, Missouri. The City has placed this lien against your property to collect funds expended by the
City for nuisance abatement on this property. This lien must be paid in full before it will be released from our records.
Payment should be made payable to: "City of Jefferson," and mailed to: Office of the City Clerk, 320 E. McCarty
Street, Jefferson City MO 65101.
Tax liens which become delinquent are turned over to the Cole County Tax Collector's Office each year for inclusion
in your annual property tax assessment. After they have been turned over to the County, they can no longer be
paid to the City.

Abatement Scope of work.
Section 21-2A. Weeds
As used in this Article, the term "weeds" means:
A. All vegetation, other than commonly known and recognized trees, decorative shrubs and ornamental
grasses, which has attained a height of 12 inches or more and which meets any one of the following tests:
1. Vegetation which may exhale unpleasant or noxious odors.
2. Vegetation which does or could conceal deposits of trash or other material or which does or could afford
food or harborage for rats, mice or snakes.
3. Vegetation which is commonly known and recognized as weeds and grasses.
4. Vegetation which causes a safety hazard by obstructing the line of sight of a motor vehicle driver,
bicyclist or pedestrian at a street intersection.
5. Vegetation which could interfere with the passage of motor vehicles, bicycles or pedestrians on any
public right-of-way.
B. Poison ivy, poison oak and poison sumac, at any height or stage of maturity.
Cut and remove all such weeds, grass, poisonous or harmful vegetation as may be necessary to comply
with the provisions of subsection (a). Dispose of weeds and brush in a legal manner.
Section 8-156 Securing of structure
B. Clear polycarbonate sheeting shall be placed over all points of entry on an Abandoned Structure such
that all exterior openings suitable for animal or human entry are secured as follows:
1. On all first story and ground accessible points of entry, such shall be secured by use of clear
polycarbonate sheeting or its equivalent, of approved thickness, cut to the size of the opening and
secured by the use of an appropriate mounting system; and
2. On entry points being secured above the first story or were not accessible from ground level, such
shall be secured by use of clear polycarbonate sheeting or its equivalent of approved thickness, cut to
the size of the opening and secured by the use of an appropriate
Sec. 21-70. Display of certain items prohibited.
Appliances, bedding, bottles, boxes, broken glass, cans, cardboard (bundled or unbundled), cartons,
furniture manufactured for indoor use only, jars, machine parts, motor vehicle parts, newspapers,
magazines, periodicals, catalogs, books, pallets, paper (bundled or unbundled), plumbing fixtures, rags,
non-attached carpet, scrap metal, tire rims, tires, or lumber and building supply materials that are not
neatly stacked, provided however, that neatly stacked lumber and building supply materials may be
allowed to be stored.
Sec. 21-2 (B). Accumulation of rubbish, trash, refuse, junk, and other abandoned materials, metals,
lumber or other things.
All items of no perceived value are to be removed and disposed of in a legal manner. All items of
perceived value are to be placed inside structure prior to securing. If property is not being secured,
items of value are to be stacked neatly behind structure so they are not visible from any public area.

An inspection was conducted at the property located at 1811 W MAIN ST MO 65109 and found to be out of compliance
with the ordinance(s) described below.

Violation(s):
1 . It shall be unlawful for any owner, lessee or occupant, or any agent, servant, representative or employee of
any such owner, lessee or occupant having control of any lot or land or any part thereof in the city to permit
or maintain on any such lot or land, including any sidewalk, street or alleyway adjacent to the same and any
land between the property line and the curb, any growth of weeds or any accumulation of dead weeds,
grass or brush.
2 . Noxious weeds and other rank vegetation over twelve (12) inches in height
Correction Action:
1 . The corrective action necessary to remedy the violation is to remove the accumulation of brush in a legal
manner.
2 . The corrective action necessary to remedy the violation is to cut all vegetation (grass, weeds and other
vegetation) on this property in a legal manner.
Corrective action shall be commenced immediately and shall be completed within 10 days of the date of this notice.
Right to Appeal:
You have the right to appeal this notice by filing a request for appeal with the Department of Planning and Protective
Services. This application for appeal must be filed within 10 days of the date of this letter based on the claim that the
intent of the code or rules legally adopted have been incorrectly interpreted. After receipt of your request, a hearing shall
be scheduled and you will be notified of the time, date and place of your hearing. Hearing request forms may be
downloaded from www.jeffersoncitymo.gov/government/property_maintenance/hearing_requests.php
Penalty for Noncompliance:
Section 21-11 provides authority to the City to have the nuisance abated and charge all cost along with a $250
administration fee to the real estate as a tax lien, should you fail to correct these violations by date specified. In addition,
you may be found guilty of a misdemeanor and subject to a municipal fine, not to exceed Five Hundred dollars ($500.00)
and or up to six (6) months in the county jail, pursuant to the Building Code, Chapter 8, Article V, Section 8-50.
