Boudreaux SubdivisionFRASER PLANNING COMMISSION RESOLUTION NO. 2016-09-01 A RESOLUTION RECOMMENDING APPROVAL OF THE MINOR SUBDIVISION, FINAL PLAT- E .J .BOUDREAUX SUBDIVISION, BEING A DIVISION OF LOT B OF BOUDREAUX SUBDIVISION EXEMPTION, BOOK 305, PAGE 666, SECTION 19, TOWNSHIP 1 SOUTH, RANGE 75 WEST, 6T" P.M. TOWN OF FRASER, GRAND COUNTY, COLORADO At the regular meeting of the Fraser Planning Commission held on September 28, 2016, David G. Boudreaux was present requesting a recommendation of approval for the Minor Subdivision, Final Plat — E.J. Boudreaux Subdivision. WHEREAS, Edward J. Boudreaux is the current owner of Lot B (@.56 acre) and David is representing Edward. WHEREAS, the owner is requesting a recommendation of a minor subdivision approval that would split the existing Lot B into two lots. WHEREAS, Lot 1 will be a newly created vacant .2 acre lot and Lot 2 will be the existing lot with the single story residence and will encompass .36 acre. WHEREAS, the proposed new lots will meet the minimum lot area for the R2 -Medium Density Residential Zoning District; and NOW THEREFORE BE IT RESOLVED that the Fraser Planning Commission has voted to recommend approval of the Minor Subdivision Final Plat- E. J. Boudreaux Subdivision being a Division of Lot B of Boudreaux Subdivision Exemption, book 305, page 666 with the following conditions: 1. On Lot A of the plat, revise the language regarding the existing service line to the following: Existing Sewer service line is capped and abandoned. (See Note #4). 2. Revise Plat Note #4 to the following: The private sewer service line crossing Lot A of the Boudreaux Subdivision Exemption has been relocated and is capped and abandoned at the Fraser -owned sewer main along the north edge on Lot A and outside of the existing single story residence on Lot 2. 3. Add another plat note: The sewer service easement recorded at Reception No. 2016006659 situated across said Lot A as shown herein, is for the benefit of Lot 2, E.J. Boudreaux Subdivision. Ensure that the reference on the plat is to the correct plat note. 4. Identify the approximate location of new sewer service line on plat. 5.
