WHEREAS, Dave Burks Construction LLC, owner of the real estate hereinafter described, having submitted to the City Council a plat of said real estate, being located in Jefferson City, Cole County, Missouri, and described as: Part of the Southeast Quarter of the Southeast Quarter of Section 22 and part of the Southwest Quarter of the Southwest Quarter of Section 23, all in Township 44 North, Range 12 West, in the City of Jefferson, Cole County, Missouri, being more particularly described as follows: Beginning at the southeast corner of said Section 22; thence S89°38'45"W, along the southerly line of said Section 22, 1130.42 feet to a point on the easterly right-of-way line of Missouri Route CC; thence along the easterly right-of-way line of Missouri Route CC the following courses: northerly on a curve to the left having a radius of 602.72 feet, an arc distance of 184.88 feet (CH=NO°12'32"E, 184.15 feet); thence N8°34'43"W, 286.20 feet; thence northerly on a curve to the right having a radius of 851.90 feet, an arc distance of 527.83 feet (CH=N9°10'17"E, 519.43 feet); thence N26°42'16"E, 1.55 feet to the most westerly corner of the property described in Book 586, page 797, Cole County Recorder's Office; thence S63°14'10"E, along the southwesterly line of said property described in Book 586, Page 797, 522.60 feet to the most southerly corner thereof; thence S4°55'40"E, 193.52 feet; thence N85°04'20"E, 35.53 feet to the southwesterly corner of the 4th Tract described in Book 623, Page 424, Cole County Recorder's Office; thence continuing N85°04'20"E, along the southerly line of said 4th Tract described in Book 623, Page 424, 501.13 feet to the southeasterly corner thereof, being a point on the southwesterly right-of- way line of Missouri Route 179; thence along the southwesterly right-of-way line of Missouri Route 179 the following courses: S24°28'20"E, 238.30 feet; thence S44°37'45"E, 200.82 feet; thence S74°09'04"E, 499.14 feet; thence S73°17'47"E, 456.50 feet to a point on the south line of said Section 23; thence leaving the southwesterly right-of-way line of Missouri Route 179, N88°09'10"W, along the Section line, 1086.75 feet to the point of beginning. Containing 22.51 acres, more or less; and WHEREAS, it appears that said plat has been fully and properly signed and accepted by the owner of said subdivision, known and referred to as Edward's Ridge Subdivision, that all taxes have been paid, that in all respects the requirements of Chapter 445, RSMo, entitled "Plats" have been fully complied with by the owner of said subdivision, and that in all respects the requirements of the Planning and Zoning Commission of the City of Jefferson, Missouri, relating to plats and subdivisions have been complied with. That the Final Subdivision Plat of Edward's Ridge Subdivision, lying, being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat attached hereto and made a part of this ordinance, is hereby approved and accepted by the City Council of the City of Jefferson, Missouri. Section 2. The Mayor and City Clerk are hereby authorized and directed to endorse acceptance of said plat hereon and to certify approval of said plat under the City of Jefferson seal. Section 3. Section 19-401, (Streets and Highways), Schedule J, (Parking Prohibited), Subparagraph (a), of the Code of the City of Jefferson, Missouri, is hereby amended by the addition of the following: Bobby Court: on the north side thereof. Section 4. This ordinance shall be in full force and effect from and after the date of its passage and approval.
