ORDINANCE NO. /04o 7
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND
APPROVING THE FINAL SUBDIVISION PLAT OF RIDGECREST SUBDIVISION
SECTION 4, A SUBDIVISION OF THE CITY OF JEFFERSON, MISSOURI.
WHEREAS, Twehous Excavating Company, owner of the real estate hereinafter described,
having submitted to the City Council a plat of said real estate, being located in
Jefferson City, Cole County, Missouri, and described as: TRACT "A" - Part of the
East Half of the Northwest Quarter of Section 14, Township 44 North, Range 12
West, in the City of Jefferson, Cole County, Missouri, more particularly described as
follows: BEGINNING at the southeast corner of Lot 10 of Ridgecrest Subdivision
Section One, as per plat of record in Plat Book 12, page 797, Cole County
Recorder's Office, being a point on the northern right-of-way line of Portabello Place
Drive; thence N3°09'34"W, 323.85 feet; thence N28°20'14"E, 568.95 feet; thence
N45°19'18"E, 122.41 feet; thence N26°28'40"E, 56.27 feet to a point on the
southerly boundary of the property described in Book 712, page 67, Cole County
Recorder's Office; thence S60°48'27"E, along the southerly boundary of said
property described in Book 712, page 67, 82.57 feet to a point on the westerly right-
of-way line of Portabello Place Drive, as per Deed of record in Book 710, page 448,
Cole County Recorder's Office; thence along the right-of-way line of Portabello
Place Drive the following courses: southwesterly on a curve to the left having a
radius of 330.00 feet, an arc distance of 62.10 feet (Ch=S14°36'48"W, 62.01 feet);
thence S9°13'20"W, 638.54 feet; thence southwesterly on a curve to the right
having a radius of 270.00 feet, an arc distance of 365.77 feet (Ch=S48°01'53"W,
338.43 feet); thence S86°50'26"W, 66.91 feet to the Point of Beginning. Containing
in all 5.36 acres; and, TRACT "B" - Part of the East Half of the Northwest Quarter of
Section 14, Township 44 North, Range 12 West, in the City of Jefferson, Cole
County, Missouri, more particularly described as follows: BEGINNING at the
southeast corner of Lot 11 of Ridgecrest Subdivision Section One, as per plat of
record in Plat Book 12, page 797, Cole County Recorder's Office; thence
NO°05'50"E, along the easterly line of said Lot 11, 150.78 feet to the northeasterly
corner thereof, to a point on the southerly right-of-way line of Portabello Place Drive;
thence along the right-of-way line of Portabello Place Drive the following courses:
easterly on a curve to the left having a radius of 330.00 feet, an arc distance of
18.76 feet (Ch=N88°28'07"E, 18.76 feet); N86°50'26"E, 25.36 feet; thence
N86°50'26"E, 66.91 feet; thence northeasterly on a curve to the left having a radius
of 330.00 feet, an arc distance of 447.05 feet (Ch=N48°01'53"E, 413.64 feet);
thence N9°13'20"E, 638.54 feet; thence northeasterly on a curve to the right having
a radius of 270.00 feet, an arc distance of 81.31 feet (Ch=N17°51'00"E, 81.01 feet);
thence N26°28'40"E, 48.72 feet; thence northwesterly on a curve to the left having a
radius of 330.00 feet, an arc distance of 111.86 feet (Ch=N16°46'01"E, 111.33 feet);
thence S59°02'51 "E, 45.76 feet to a point on the easterly line of the Northwest
Quarter of said Section 14; thence leaving the right-of-way line of Portabello Place
Drive: S5°18'25"E, along the Quarter Section Line, 1230.76 feet to the southeast
corner of the northwest Quarter of said Section 14; thence S86°50'26"W, along the
Quarter Section Line, 753.92 feet to the Point of Beginning. Containing in all 22.51
acres, more or less; and
WHEREAS, it appears that said plat has been fully and properly signed and accepted by the
owner of said subdivision, known and referred to as Ridgecrest Subdivision Section
4, that all taxes have been paid, that in all respects the requirements of Chapter
445, RSMo, entitled "Plats" have been fully complied with by the owner of said
subdivision, and that in all respects the requirements of the Planning and Zoning
Commission of the City of Jefferson, Missouri, relating to plats and subdivisions
have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1. That the Final Subdivision Plat of Ridgecrest Subdivision Section 4, lying, being
and situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat
attached hereto and made a part of this ordinance, is hereby approved and accepted by the City
Council of the City of Jefferson, Missouri.
Section 2. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify approval of said plat under the City of Jefferson seal.
Section 3. This ordinance shall be in full force and effect from and after the date of its
passage and approval.
