This protrudes into setback 5.5' where 4' is allowed. NOTE: New front portico extends into setback no more than 4' as allowed by right (Section 4.11a Revised June 30, 2015). Proposed 2nd story addition of same footprint as first floor will make the dwelling more closely resemble the massing of many other properties in the neighborhood, which are already 2 1/2 stories (appropriate for 2-family zone). The ZONING ORDINANCE can be found online at: www.watertown-ma.gov 4 1) SECOND STORY ADDITION: A - HEIGHT/# OF STORIES (BY RIGHT): Basement calculations have been made and determine this level to be a "Basement" in accordance with the definition of basement in the zoning ordinance, therefore the addition is a 2nd story and not a 3rd story. One dormer is proposed on the east side, keeping the newly constructed attic level (accessible by drop down ladder) less than a half-story. Existing height above average grade is approximately 18'-1", proposed is approximately 28' (based on definition of height per Ordinance revised 6/30/2015). B- ROOF OVERHANGS (BY RIGHT): Existing roof does not overhang the exterior walls. The new higher roof is proposed to have an overhang of approximately 12" for aesthetic purposes and will more closely resemble many roofs in the neighborhood, including the immediate neighbor to the right. This additional overhang is allowed by right in accordance with Ordinance section 4.11(a) revised 6/30/2015. C- SETBACKS (EXTENSION OF EXISTING NON-CONFORMING): - Right (west) side yard: 10' required, 1.3' exists at bumpout, and 5.9' at main dwelling. The 2nd story will also be 5.9' from the property line. Nothing will be built over the existing bump-out on right. - Front (north) yard: 15' required, northwest corner of 1st floor is at 14.9', as will be the 2nd story. - Left (east) side yard: 12' required, existing 1st floor and proposed 2nd story at 9.8'. - Rear (south) yard: 20' required, existing and proposed are at 50'. 2) STEPS AND LANDING ON EAST (LEFT) SIDE The proposed open and uncovered steps and landing encroach by 5.5' into setback where they are allowed to encroach by 4' in accordance with Ordinance section 4.11(a) revised 6/30/2015. OTHER COMPONENTS (BY RIGHT) NEW FRONT PORTICO Existing metal awning at front door will be replaced with a 4.5' x 8' open, covered portico which will encroach no more than 4' into the front yard setback. This is allowed by right in accordance with Ordinance section 4.11(a) revised 6/30/2015. REAR DECK A new 10'x14 deck is proposed in the rear of the property for a future phase. There are no setback encroachments with this addition.
