This is to confirm that the Application for Development Approval,
submitted by your Agent and Contract Purchasers Mason Heydt and
Leigh Gove, requesting a Level 2 Architectural /Site Plan Review
to permit the addition of a second story on the existing dwelling,
a new pool, a new driveway and re- landscaping at 540 Middle Road,
legally described as Lot 16 and 50' of Lot 17 in Gulf Stream Cove
Subdivision was considered by the Architectrual Review and Planning
Board at their Public Hearing held on April 27, 2000.
The plans were approved as revised with quoins and Bermuda chimney
cap, with the condition that the Construction Management Plan
that was submitted with the application shall be followed during
construction.

Proposed Improvement: A 1625 square foot, second story addition to be placed over the
central portion of the existing home. The addition includes a
Master suite, exercise room and media room. Alterations to the
garage and upgraded landscaping also are proposed.

Key Issues Considered During Review:
No critical issues were identified
Recommendation:
A motion to approve a Level II Architectural Site Plan Review, based on a finding that the proposed
plans are consistent with applicable review standards, based on the following conditions.
1. The Construction Traffic Management Plan submitted with the application shall be
followed during construction.
Basis for Recommendation:
Existing is a one story Gulfstream Bermuda style residence. The additions are designed to be
harmonious with existing design and materials and the second story is appropriately scaled to
compliment the existing home. The new landscaping should attractively complete the renovation.
The owners may wish to consider the addition of quoins and a decorative Bermuda chimney cap to
enhance the Bermuda style of the home.
Code Requirements that must be met prior to issuance of a Building Permit:
1. Unless the home is connected to the private Sewer System, Health Department approval of the
septic system will be required prior to issuance of a building permit.

NOTICE IS HEREBY GIVEN that the Architectural Review and Planning Board
of the Town of Gulf Stream will hold a Public Hearing on Thursday, April 27,
2000 at 8:30 A.M. in the Commission Chambers of the Town Hall, 100 Sea Road,
Gulf Stream, Florida, at which the following will be considered:
An application submitted by Mason Heydt & Leigh Gove, contract
purchasers and as agents for, Arthur H. Bryant, II, owner of the
property located at 54 Middle Rd., Gulf Stream, Florida, which is
legally described as Lot 16 and 50 ft. of Lot 17, Gulf Stream Cove, to
permit; 1) A second story addition, consisting of 1,685 square feet, on
the existing one -story Bermuda style single family dwelling; 2) A new
dock; 3) A new driveway; 4) Re- landscaping.
The Architectural Review and Planning Board shall make a final decision
regarding the subject application at the meeting noticed above. The meeting
may be adjourned from time to time and place to place as may be necessary to
hear all parties and evidence.
The complete application materials are on file in the Office of the Town
Clerk located at 100 Sea Road, Gulf Stream, Florida 33483, and may be
reviewed during regular business hours, which generally include non - holiday
weekdays from 9:00 A.M. to 4:00 P.M.
ALL PARTIES INTERESTED IN THESE MATTERS may appear before the
Architectural Review and Planning Board of the Town of Gulf Stream at the
time and place aforesaid and be heard.
SHOULD ANY INTERESTED PARTY SEEK TO APPEAL ANY DECISION MADE BY THE
