Dear Gideon:
In connection with the Planning Board's review and comment on the above project, we have
enclosed further revised plans depicting changes to the Project. These revisions respond to various Town
comments and questions. These plans update the Project plans last revised as of March 31, 2015.
The revised plans, all dated revised May 1, 2015, include the following:
1. Sheet T0.02 Project Information;
2. Sheet C-2, Layout and Materials Plan;
3. Sheet C-3, Grading and Drainage Plan;
4. Sheet C-4, Utility Plan;
5. Sheet C-6, Truck Turning Plan;
6. Sheets A.1.01 and A.1.03, Floor Plans -Overall;
7. Sheets A2.90 and A2.91, Affordable & Accessible Dwelling Unit Locations;
8. Sheets A.4.01-A4.06, Exterior Elevations;
9. Sheets A.5.01-A.5.03, Building Sections; and
10. Sheet SP-1.00, Preliminary Photometric Site Plan.
Twelve (12) half sized sets of the above plans are enclosed and I understand you will distribute as
necessary. We have enclosed one (1) full sized set for your review and will deliver directly to Mr.
Shuman one (1) full sized set for his review.

To assist in the preparation of your Staff Report, we have also enclosed a response to comments
document responding to the following comments:
1. DPW Comments dated April 7, 2015;
2. Watertown Housing Partnership Comments dated March 18, 2015 and March 31, 2015;
3. Planning Department Comments dated March 26, 2015 and April 2, 2015;
4. WCPD Comments dated April 6, 2015; and
5. WorldTech Transportation Peer Review Comments dated April 9, 2015 (note, a separate
traffic update memorandum responding to the WorldTech comments prepared by Vanasse &
Associates, Inc. dated April 28, 2015 was submitted on April 28, 2015).
Another copy of the response to comments document will be provided directly to Mr. Shuman,
together with the plans noted above, and a copy to Mr. Mena.
The enclosed plans and response to comments together provide a response to the various Town
comments. For example, the plans depict the utility poles located along Arsenal Street being relocated
into the three foot landscaped buffer proposed between Arsenal Street and the community path. I note
that the location of those poles requires coordination with the W/S Cresset/Hanover project located
directly to the east and, as such, the final location of the poles is subject to further adjustment.
Finally, we note the revised plans include revisions to the Project that would be required if the
proposed zoning amendments positively recommended by the Planning Board at its hearing April 30,
2105, are adopted by the Town Council. For example, the revisions show reduced parking ratios, as
required by the zoning amendments. If the zoning amendments are not adopted, the Project will have
parking ratios complying with the current (non -amended) requirements.
