SUMMARY STATEMENT:
In December 2017, the owners of properties at and adjacent to 376 Verita Road, generally located at the
northwest corner of Verita Road and TJ’s Loop, submitted a land use application for a Record of Survey to
vacate property lines and combine parcels. The parties to this application were Shore Lodge Whitetail,
LLC, Fred and Sherry Maupin, and Tim and Amy Hogan. During the engineering review of this application
Public Works Staff expressed concern about the existing Right of Way configuration at the corner of Verita
Road and a future street to be named Timbercrest Loop. The Right of Way configuration affected the
properties currently owned by Shore Lodge Whitetail, LLC, and Fred and Sherry Maupin. The property
owners were willing to consider a slight reconfiguration of the Right of Way in this area, and Fred and
Sherry Maupin have agreed to dedicate a small amount of Right of Way from their property. The area of
the dedication is approximately 0.002 acres (106 square feet), and the exact limits of the area have been
agreed to by City Staff and the Maupin’s as the property owner.
The Record of Survey application, ROS-18-09, was approved by the McCall Area Planning and Zoning
Commission on February 6, 2018. The Warranty Deed and Acceptance document has been signed and
notarized by Fred and Sherry Maupin, and upon approval by the City Council will be recorded to finalize
the Right of Way dedication to the City.
The attached Warranty Deed and Acceptance document (with Exhibit A) has been reviewed by the City
Attorney and is recommended for approval by the City Council.
RECOMMENDED ACTION:
Approve the Warranty Deed and Acceptance agreement of Right of Way Dedication of Verita Road and authorize
the Mayor to sign all necessary documents.
