HOA approval has been provided for the application. The single family home was built with two living spaces connected by a bonus room. They have since completed construction of a firewall in the bonus room, creating two separate residences, and have received a Certificate of Occupancy from the McCall Building Official. The applicants have also applied for a record of survey to divide their parcel into two lots, following the shared wall. A shared wall agreement has been recorded. During their regularly scheduled April 3, 2018 meeting, the McCall Area Planning and Zoning Commission held a properly noticed public hearing and unanimously recommended Conditional Use Permit application CUP-18-03 to the City Council for approval. The Commission also approved the associated Record of Survey application ROS-18-11. Staff Report, Findings fo Fact, and application materials are attached.  RECOMMENDED ACTION: Approve conditional use permit application CUP-18-03 as recommended by the McCall Area Planning and Zoning Commission and authorize the Mayor to sign all necessary documents.
