RESOLUTION NO. 02 -4117
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TEMPLE CITY
APPROVING TENTATIVE TRACT MAP 53877 AND CONDITIONAL USE PERMIT
02 -1497, A REQUEST BY FRANCIS TANG AND EGL ASSOCIATES, INC. TO
SUBDIVIDE A 39,600 SQUARE FOOT PARCEL FOR THE DEVELOPMENT OF TEN
(10) DETACHED CONDOMINIUM DWELLING UNITS TO BE SERVED BY A SINGLE
DRIVEWAY OFF OF LONGDEN AVENUE. THE SUBJECT PROPERTY IS
LOCATED IN THE MEDIUM DENSITY (R -2) RESIDENTIAL ZONE. (TANG /JONG)
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES HEREBY RESOLVE:
SECTION 1. Based upon information contained in the staff reports to the City Council and
information contained in the Planning Commission staff reports as well as the Planning Commission minutes;
and based upon testimony received at a noticed public hearing before the City Council on September 3, 2002
and based upon revised plans submitted and considered by the City Council on October 1, 2002, the City
Council approves the requested Tentative Tract Map and Conditional Use Permit, based upon the findings
and subject to the conditions contained in Planning Commission Resolution plus two additional conditions as
follows:
a. Within 90 days of the approval date, all tree trunks and other dead vegetation shall be removed
from the subject parcel. All existing trees that have not been sawed down shall be retained,
except for one standing Redwood tree, which would block the proposed new location for guest
parking; however, said Redwood tree shall not be removed until the final map has been
recorded; and
b. The required 24 -inch box sized trees, which shall be provided as set forth in Condition #2 of the
Planning Commission Resolution, shall consist of either redwood or oak trees.
SECTION 2. This project should not result in significant effects upon the environment and a
Negative Declaration has been prepared in accordance with the State CEQA Guidelines. The initial
statement as prepared indicates there is no potential for adverse impact to the environment generally and
specifically as it relates to all wild animals, birds, plants, fish, amphibians, and related ecological
communities, including the habitat upon which the wildlife depends for its continued viability.
SECTION 3. Accordingly, Tentative Tract Map No. 53877 and Conditional Use Permit 02 -1497 are
hereby approved subject to all of the conditions as set forth in Planning Commission Resolution No. 02-
2023PC as well as the additional conditions enumerated above.
SECTION 4. The City Clerk shall certify to passage and adoption of this resolution and enter it into
the book of original resolutions.
