RESOLUTION NO. 02 -4129
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TEMPLE
CITY APPROVING GENERAL PLAN AMENDMENT 02 -1 TO
REDESIGNATE THE SUBJECT PROPERTY ADDRESSED AS 4502-
4504 CLOVERLY AVENUE FROM LIGHT MANUFACTURING TO
SINGLE FAMILY RESIDENTIAL (GPA 02 -1) (YAZDANI /SCHMIDT)
The City Council of the City of Temple City does hereby ordains as follows:
SECTION 1. Based upon a public hearing conducted before the City Council and based upon
information provided in a Staff Report to the City Council as well as information provided in the Staff Report to
the Planning Commission as well as information and testimony obtained during a Public Hearing before the
Planning Commission, the City Council hereby approves a General Plan Amendment as described below.
SECTION 2. This project should not result in significant effects upon the environment, and a
Negative Declaration has been prepared in accordance with the State CEQA Guidelines. The initial
statement as prepared indicates there is no potential for adverse impact to the environment as it relates to all
wild animals, birds, plants, fish, amphibians and related ecological communities, including the habitat upon
which the wildlife depends for its continued viability. Said Negative Declaration has been accepted by the
Planning Commission.
SECTION 3. Accordingly, the subject property as illustrated on the attached map labeled Exhibit
"A" and as addressed as 4502 and 4504 Cloverly Avenue are hereby re- designated from light manufacturing
to low density residential based upon the following findings:
a. The properties are currently improved with residential uses and this action will
correct a non - conforming situation; and
b. The existing substandard lot sizes would better accommodate residential uses than
manufacturing uses; and
c. That the two subject parcels are addressed on Cloverly Avenue, which is
residential; the property to the southeast is addressed on Gidley Street and is
designated as being manufacturing. Therefore, this re- designation and re-
classification would provide a more appropriate cut -off point between the residential
and manufacturing uses; and
d. That no public improvements or dedications are necessary to service the lots that
are involved; and
e. This General Plan Amendment will not result in any adverse consequences upon
neighboring or adjoining properties.

I, City Clerk of the City of Temple City, hereby certify that the foregoing Resolution No. 02 -4129 was
introduced at the regular meeting of the City Council of the City of Temple City held on the 15th day of
October, 2002, and was duly passed, approved and adopted by said Council, approved and signed by the
Mayor and attested to by the City Clerk at a regular meeting held on the 15th day of October, 2002, by the
following vote:
AYES: Councilman - Souder, Wilson, Zovak, Gillanders
NOES: Councilman -None
ABSTAIN: Councilman - Vizcarra
