RESOLUTION NO. 02 -4135
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TEMPLE CITY APPROVING
TENTATIVE TRACT MAP 53978 AND CONDITIONAL USE PERMIT 02 -1507, A REQUEST BY
EGL ASSOCIATES, INC., AND JOHN CHANG TO SUBDIVIDE A 26,880 SQUARE FOOT
PARCEL FOR THE DEVELOPMENT OF EIGHT (8) DETACHED CONDOMINIUM DWELLING
UNITS TO BE SERVED BY A SINGLE DRIVEWAY OFF OF SULTANA AVENUE. THE
SUBJECT PROPERTY IS LOCATED AT 5668 SULTANA AVENUE IN THE HIGH DENSITY (R-
3) RESIDENTIAL ZONE (JONG /CHANG)
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES HEREBY RESOLVE:
SECTION 1. Based upon information contained in the staff report to the City Council and information contained in the
Planning Commission staff report as well as the Planning Commission minutes; and based upon testimony received at a
noticed public hearing before the City Council on November 19, 2002 and based upon a review of the submitted plans, the
City Council approves the requested Tentative Tract Map and Conditional Use Permit, based upon the findings contained in
Planning Commission Resolution No. 02 -2032 PC.
SECTION 2. This project should not result in significant effects upon the environment and a Negative Declaration
has been prepared in accordance with the State CEQA Guidelines. The initial statement as prepared indicates there is no
potential for adverse impact to the environment generally and specifically as it relates to all wild animals, birds, plants, fish,
amphibians, and related ecological communities, including the habitat upon which the wildlife depends for its continued
viability.
ISECTION 3. Accordingly, Tentative Tract Map No. 53978 and Conditional Use Permit 02 -1507 are hereby approved
subject to all of the conditions as set forth in Planning Commission Resolution No. 02- 2032PC, except for Condition number
60, which shall read as follows: "No vehicular access gates shall be installed across the driveway ".
SECTION 4. The City Clerk shall certify to passage and adoption of this resolution and enter it into the book of
original resolutions.
