HomeMy Public PortalAboutZBA_update_2015_0622_201506231326076018tat the architectural team June 23, 2015 VIA EMAIL Mr. Gideon Schreiber City of Watertown - Planning Department 149 Main Street, 3`d Floor Watertown, MA 02472 Re: Greystar — ELAN Union Market Project Dear Gideon, In advance of the Board's continued hearing on June 24th, we have prepared updated materials responding to the Board's and staff's questions and comments. We would appreciate if this letter, and attachments, can be circulated to the Board in advance of Wednesday night. We can also send hardcopies of any or all of these materials, if helpful. We look forward to presenting these materials in more detail on Wednesday. Bridge Design (can supports be moved/design comments): ■ Bridge columns were pulled to the edge of the building face and the amenity space was removed to make the bridge smaller and feel lighter, particularly from the North. ■ Bridge glass is detailed as storefront in a frame of metal panel to create a distinct separation between the east and west buildings. Colors (alternatives?): ■ We have researched a number of color schemes, each of which we discussed with the planning staff. Attached is a selection of options we would like to discuss at the ZBA hearing. We also toned down the green to be more sage or moss colored and the orange to be more of a burnt orange, which is Greystar's and TAT's preference. Amount of Cement -fiber Panel: ■ The current design has roughly 50% of the fagade as smooth hardi-panel. We feel this is an appropriate percentage, particularly in that much of this paneling is used in internal courtyards and will not be visible from public ways. Landscaping: ■ Shrubs were added along the north side of the garage to provide a third level/layer of landscape at this area. (trees, vines, and now also shrubs). ■ Shrubs, vines and perennials were added along the eastern end of the building on either side of the garage entry to soften this end of the building. Park Maintenance Standard: ■ The Applicant suggests the following language: "The Applicant will construct and maintain the park in good and safe condition in accordance with the requirements of applicable law." Vehicle Monitoring ■ The Applicant has suggested updated monitoring language under separate cover. Please contact me with any questions.
