HomeMy Public PortalAboutPC Resolution 2017-04-01 Minor Subdivision, Final Plat-Sleeper Homes Townhomes Replat lot MH18 FRASER PLANNING COMMISSION RESOLUTION NO. 2017-04-01 A RESOLUTION RECOMMENDING APPROVAL OF THE MINOR SUBDIVISION, FINAL PLAT- SLEEPER HOMES TOWNHOMES- REPLAT OF PTARMIGAN LOT MH18, TOWN OF FRASER, GRAND COUNTY, COLORADO, PART OF SEC. 20, TOWNSHIP 1 SOUTH, RANGE 75 WEST, 6TH P.M. At a public hearing at the regular meeting of the Fraser Planning Commission held on April 26, 2017, Joseph Soukup was present requesting a recommendation of approval for the Minor Subdivision, Final Plat — Sleeper Homes Townhomes. WHEREAS, Sleeper Homes, LLC is the current owner of said property; and WHEREAS, the owner is proposing to create and construct a two-unit townhome product on lot MH18, AKA 820 Wapiti Drive. NOW THEREFORE BE IT RESOLVED that the Fraser Planning Commission has voted to recommend approval of the Minor Subdivision Final Plat- Sleeper Homes Townhomes with the following conditions: 1. Provide additional detail on the drainage and erosion and sediment control and revegetation plan. 2. Remove detailed utility information from plat and submit as separate plan. 3. The dedication statement lists the wrong owner; title commitment says ownership is in Sleeper Homes LLC, A Colorado Limited Liability Company. 4. Provide a deed conveying the common areas to the association, with title insurance. 5. Delete Planning Commission certificate. 6. Check accuracy of graphic scale. 7. Add names and addresses of the owner, applicant, and engineer. 8. Add basis of bearing and description and location of primary control points, or monuments both found and set, and ties to such control points to which all dimensions, angles, bearings and similar data on the plat shall be referred. Add a scale drawing of tract boundary lines, rights-of-way, easements, property lines of residential lots and other sites, with accurate dimensions, bearings or deflection angles, and radii, arcs and central angles of all curves with long chord bearings and distances. Add all dimensions necessary to establish the boundaries in the field. 9. Identify common open space. 10. Add existing zoning on and adjacent to property. 11. Add square footage of land occupied by buildings and percentage to entire acreage; square footage of parking and driveways and percentage to entire acreage. 12. After Town Board approval, provide 911 mylar and digital file of the final plat. APPROVED AND ADOPTED THIS 26th DAY OF APRIL, 2017.
