RESOLUTION NO. 2017-05-04
A RESOLUTION APPROVING THE MINOR SUBDIVISION, FINAL PLAT- SLEEPER HOMES
TOWNHOMES- REPLAT OF PTARMIGAN LOT MH18, TOWN OF FRASER, GRAND
COUNTY, COLORADO, PART OF SEC. 20, TOWNSHIP 1 SOUTH, RANGE 75 WEST, 6TH
P.M.
WHEREAS, at a public hearing at the regular meeting of the Fraser Planning
Commission held on April 26, 2017, Joseph Soukup was present requesting a recommendation
of approval for the Minor Subdivision, Final Plat—Sleeper Homes Townhomes; and
WHEREAS, Sleeper Homes, LLC is the current owner of said property; and
WHEREAS, the owner is proposing to create and construct a two-unit townhome product
on lot MH18, AKA 820 Wapiti Drive., and
WHEREAS, the Fraser Planning Commission recommended approval of the Minor
Subdivision Final Plat- Sleeper Homes Townhomes via Planning Commission Resolution No.
2017-04-01.
NOW THEREFORE BE IT RESOLVED BY THE BOARD OF TRUSTEES OF THE TOWN OF
FRASER, COLORADO THAT:
The Town Board of Fraser, Colorado hereby approves the Minor Subdivision, Final Plat,
Sleeper Homes Townhomes with the following conditions:
1. Provide a deed conveying the common areas to the association, with title
insurance.
2. Identify all common open space.
3. Add water and sewer services lines to plat.
4. Payment of all applicable fees.
5. Execution of all documents within 90 days of the adoption of this Resolution.
6. Proof of filing the applicable articles of incorporation with the Secretary of
State and the executed originals of all legal documents.
7. Provide digital file of the approved final plat and 911 map with the final plat
mylar.
APPROVED AND ADOPTED THIS 17th DAY OF MAY, 2017.
