The tree in question has two trunks, 15" and 16" in diameter respectively. The inspection took place from the ground. No other trees on this property were inspected. Overall, it is my professional opinion that the tree is in Fair Condition. A fair tree is one that has 3 -4 minor defects or disorders, or 1 major defect and is advancing with moderate vigor or other limitations. The tree is relatively vigorous, putting on adequate growth for a tree of this size and species. There were no obvious signs of disease, pest problems or indications that the tree is under stress. However, the connection between the 15" and 16" trunks is a major defect. The condition is called codominant stems. The two trunks form a narrow, tight angled, V -shape at the point of connection. I also noted the presence of included bark at the same point of connection. Codominant stems with narrow angles of attachment and included bark can create a structural weak point. In other words, the potential for this tree to fail at this connection is increased by this defect (see attached photos). Please note that I saw no imminent threat of failure at the time of my inspection. Arborists can address a tree with this type of structural defect by a) removing one of the trunks, b) cabling/bracing the tree or c) removing the tree as a last resort. Removing one of the trunks or cabling/bracing can reduce the likelihood of tree failure but not eliminate it entirely. Replacing this tree with one that has a single trunk and meets all other Tybee and national arboriculture standards, may be another option. Next, I inspected the walkway and landing area and saw no indication that the buttress roots of this tree were heaving the concrete walkway or concrete landing. I understand your concern regarding tree roots possibly damaging the foundation of your home, however, research has shown that roots alone cannot produce the pounds per square inch necessary to crack or break concrete footers - unless there is a preexisting problem to exploit. It is my understanding that you are exploring the idea of installing a circular driveway between the house and tree. Please note that cutting large buttress roots may cause the tree to die and/or fail. Adding soil (as little as 4" – 6 ") to the area around the tree can have the same effect. I would advise against any landscape changes that would result in damaging roots, if the tree is to remain. All trees with a 6' diameter at 4.5' above ground count toward the density count ® Significant trees may be removed only under certain circumstances and must be replaced inch-for-inch in like species with minimum 2° diameter trees or be otherwise mitigated.
