Jacobson, husband and wife, and Thomas F. Wile and Marilyn K. Wile, husband and wife, are the owners of real estate described as follows: Parcel A: That part of the Northwest quarter of the Southeast quarter of Section 23, Township 118, Range 23, lying Westerly of Lot 7, Block 2, Medina Manor First Addition, South of Lot 4, said Block 2, East of the Southerly extension of the West line of said Lot 4, and North of a line drawn West through the most Southerly corner of said Lot 7 and parallel with the North line of said Lot 7 and its Westerly extension. Parcel B: That part of the Northwest quarter of the Southeast quarter of Section 23, Township 118, Range 23, lying Southerly of the Southerly line of Lot 7, Block 2, Medina Manor First Addition, West of the Southerly extension of the East line of said Lot 7, and North of a line drawn East through the most Southerly corner of said Lot 7 and parallel with the North line of said Lot 7. Parcel C: Lot 7, Block 2, Medina Manor First Addition, Hennepin County. WHEREAS, the above -described owners of the three parcels have made application to consolidate the property for use as a single residential building site; and WHEREAS, no special assessments are outstanding on any of the three parcels; and WHEREAS, none of the described property has previously been the subject of a variance or consolidation; and WHEREAS, the proposed consolidation will not create a need for additional streets; and WHEREAS, a survey of the property and concise legal descriptions of the property have been filed with the application; and WHEREAS, the proposed consolidation serves the public interest by aligning irregular boundary lines. NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Medina as follows: 1. That the said consolidation is hereby permitted as a variance to the Platting Code due to the unique size and shape of the parcels subject to the following conditions: A. The applicant shall obtain a land consolidation for taxing purposes from the Hennepin County Finance Department consistent herewith. B. The applicant shall pay an administrative fee to the City of Medina in the amount of $ . C. Development on the three combined parcels shall be limited to a single-family dwelling and permitted accessory structures. D. An easement for surface drainage shall be executed by all record owners, both legal and equitable, running to the City of Medina. E. All owners, both legal and equitable shall execute an Application for Consolidation and Division which shall be provided by the City Zoning Administrator. F. The applicant shall provide an abstract continued to date or other evidence of title satisfactory to the City Attorney showing the record owners of the three parcels of property. G. No construction permits shall be issued for the consolidated parcels until compliance with the foregoing conditions has been demon- strated.
