Trotter, AICP, Town Planner DATE: May 11, 2017 SUBJECT: Minor Subdivision – Final Plat MATTER BEFORE THE BOARD: We are in receipt of a Minor Subdivision - Final Plat Sleeper Homes Townhomes. ACTION REQUESTED/EXECUTIVE SUMMARY: Motion to approve Resolution 2017-05-04, approving the Minor Subdivision Final Plat. BACKGROUND: Sleeper Homes LLC is the current owner of lot MH18, Ptarmigan, according to the plat recorded January 8, 1973 at Reception # 125924. Joseph Soukup is processing this minor subdivision. The applicant is proposing to create and construct a two-unit townhome product on lot MH18, AKA 820 Wapiti Drive. See vicinity and aerial maps below. Town of Fraser PO Box 370, Fraser, CO 80442 office 970-726-5491 fax 970-726-5518 www.frasercolorado.com This application is being processed as a minor subdivision in accordance with Section 17-4-10 of the Fraser Municipal Code. The purpose and scope of a minor subdivision is that the resulting subdivision will create a total of not more than four (4) lots or four (4) dwelling units and no new streets need to be constructed and municipal utilities exist immediately adjacent to the parcel and do not need to be extended to serve the subdivision. The Planning Commission reviewed this development proposal at a public hearing on April 26, 2017 and recommended approval with conditions via Planning Commission Resolution No. 2017-04-01. See attached. RECOMMENDATION: Staff recommends approval of this minor subdivision final plat with conditions. A resolution has been prepared.
