RESOLUTION NO. 06 -4437
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TEMPLE CITY
APPROVING TENTATIVE TRACT MAP 66648, TO ALLOW A SUBDIVISION
CONSISTING OF FIFTY -TWO (52) RESIDENTIAL CONDOMINIUM DWELLING
UNITS. THE RESIDENTIAL CONDOMINIUM UNITS WILL BE CONSTRUCTED AS
PART OF THE PREVIOUSLY APPROVED MIXED -USE PROJECT KNOWN AS
THE PIAZZA LAS TUNAS, AT 9021 LAS TUNAS DRIVE & 5770 ROSEMEAD
BOULEVARD. (TCD ENTERPRISES/TRITECH ASSOCIATES) (TM 66648)
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES HEREBY RESOLVE:
SECTION 1. Based upon information contained in the staff reports to the City Council and
information contained in the Planning Commission staff report as well as the Planning Commission minutes;
and based upon testimony received at a noticed public hearing before the City Council on July 18, 2006, the
City Council approves the requested Tentative Tract Map, based upon the findings and subject to the
conditions contained in Planning Commission Resolution No. 06 -2187 PC.
SECTION 2. On May 10, 2006, the City Council adopted a Mitigated Negative Declaration in
conjunction with Zone Change 06 -1651 and the related Development Agreement for the mixed -use project
known as the Piazza Las Tunas. The proposed Tentative Tract Map and the 52 condominium units were
analyzed as part of said Mitigated Negative Declaration, and further environmental analysis is not
required. The Mitigated Negative Declaration of Environmental Impact states that the proposed
development will not have a significant effect on the environment because of mitigation measures or
revisions to the project that have been made or agreed upon by the project proponent and also indicated
that there is no potential for adverse impact to the environment as it relates to all wild animals, birds, plants,
fish, amphibians and related ecological communities, including the habitat upon which the wildlife depends
for its continued viability.
SECTION 3. Accordingly, Tentative Tract No. 66648 is hereby approved, subject to compliance with
all conditions contained in Planning Commission Resolution No. 06 -2187 PC.
SECTION 4. The City Clerk shall certify to passage and adoption of this resolution and enter it into
the book of original resolutions.
