Community Development 1. The proposed development shall comply with all applicable regulations of the Lynwood Municipal Code. 2. This site plan shall become the approved site plan and any subsequent modification of the subject site or structures thereon, shall be first reported to the Community Development Department, Planning Division for review. 3. The applicant, or his representative, shall sign a' Statement of Acceptance stating he /she has read, understands, and agrees to the conditions stated herein before issuance of building permits or a business license for said application. 4. The applicant shall meet the requirements of all other city departments. 5: The applicant shall incorporate into their plans all of the mitigation measures and design standards set forth in the Environmental .Initial Study document.' 6. The conditional use must become operational within 180 days of the issuance of this approval. The Conditional Use Permit shall become invalid 180 days from the date of approval. One extension may be granted if the extension is requested prior to the end of the valid period, at the sole and absolute discretion of the Community Development Director. 7. Automotive uses shall provide adequate vehicular circulation so as not to create traffic problems. 8. Fuel deliveries shall be restricted to such times that do not coincide with peak traffic hours for this intersection, as designated in the Traffic Study. There shall be no fuel deliveries between the hours of 7:00 am and 8:30 am and 4:00 pm and 6:00 pm.. 9. There shall be no repair of automobiles on this site other than the adding of fluids or air. 10. Any artificial light shall be designed to reflect away from adjoining properties. 11. There shall be no storage of vehicles of any kind on this site. 12. Adequate off - street parking shall be provided in accordance with the provisions of the Zoning Ordinance. 13. The required off - street parking shall be permanently striped and subject to review by the Planning Division. 14. A sign plan shall be submitted and approved by the Community Development Department prior to final building approval and /or issuance o_ f the Certificate of Occupancy. Fire Department 15.
