RESOLUTION APPROVING THE PLAT
OF MEADOWWOODS FARM
WHEREAS, the City of Medina has adopted subdivision regulations
for the orderly, economic and safe development of land within the
City; and
WHEREAS, the S. J. Groves and Sons Company has requested
approval of the City of Medina of the final plat of Meadowwoods
Farm subdivision;
NOW THEREFORE, BE IT RESOLVED by the City Council of the City
of Medina that the plat of Meadowwoods Farm is approved subject to
the following conditions:
1. The developer shall enter into a Development Contract
which is attached hereto as Exhibit "A";
2. A variance to the City of Medina septic regulations is
granted to Lot 1, Block 2, and to Lot 6, Block 1, of the subdivision,
permitting their inclusion in the plat;
3. A variance to subdivision regulations of the City of Medina
(702.7 limiting cul-de-sac length to 750 feet) is granted approving
the length of Meadowwoods Trail as shown on the plat, not to exceed
1227 feet in length;
4. The developer shall grant an easement in favor of the City
of Medina for snow storage over and across a portion of Lot 3, Block
1, near the southerly terminus of Highcrest Drive;
5. Restrictive covenants on the property shall be filed as set
forth in Exhibit "B" which is attached hereto and made a part hereof
by reference;
6. The developer shall obtain a favorable review of the
project by the Minnehaha Creek Watershed District in accordance with
its letter dated July 25, 1980;
7. The developer shall construct the roads, land developments.,
drainage measures, erosion controls and other improvements according
to the approved plan on file with the City of Medina and the minutes
of all Council meetings applicable to plat approval, and shall make
no modification thereto without the consent of the Medina City Engineer;
8. The developer shall construct grading, base and surfacing
with a two inch bituminous surface 24 feet in width over Cherokee
Road lying between Tamarack and Meadowwoods Trail, except that the
City of Medina agrees to undertake and complete all grading and
base work and other miscellaneous operations required to prepare
the westerly 850 feet of Cherokee to a condition suitable for paving,
provided, however, that the maximum expense incurred by the City
shall not exceed $3,000 and the developer shall reimburse the City
for any expense in excess thereof;
9. The developer shall seal coat all paved surfaces in
accordance with City standards within one year after paving;
10. The developer shall dedicate all drainage and utility ease-
ments as shown on the approved plat;
11. The developer shall permit no erosion, increase in storm
or ground water run-off, flooding, or excessive standing water
condition in and along the drainage way which carries surface water
westerly from the subdivision across Tamarack Drive, and shall
repair and correct any such condition in accordance with the recom-
mendations of the City Engineer and the Director of Public Works,
as approved by the City Council;
12. The developer shall reimburse the City for the cost and
installation of street signs, traffic signs, and striping deemed
necessary by the City;
13. The developer shall install intersection lighting at
County Road 24 and Meadowwoods Trail and also at the intersection
of Cherokee and Meadowwoods Trail;
14. The developer shall cause to be filed with the Hennepin
County Recorder, a Declaration on Lots 7, 8, 9, and 10 of Block 2,
wherein it shall be stated that these lots shall be subject to the
setback regulations of the City Zoning Ordinance and that variances
shall not be granted solely because of the NSP easement across the
subject property. Said declaration shall incorporate the terms of
the letter from NSP dated May 7, 1980, and shall be attached as
Exhibit "C";
15. The developer shall pay a park dedication fee of $17,000;
16. The developer shall reimburse the City for all Engineering,
Legal, and Administrative costs incurred by the City to date on this
project and incurred in the future. Costs incurred to date shall
be paid prior to release of the plat and include the following:
1979 - $504.94 Paid
1980 - January to December $2,640.00

17. The City of Medina reserves the right to have its engineer
make periodic visits to the site during construction to ensure con-
formance with the agreement and to protect the interests of the
City during construction. Prior to final acceptance of the work
by the City, the City Engineer shall perform a final inspection.
18. Upon acceptance of Cherokee by the City, the City shall
initiate street vacation proceedings to vacate such portion of the
cul-de-sac of Cherokee as is no longer needed for public use.

The motion for the adoption of the foregoing resolution was
duly seconded by Member Reiser, and upon vote being taken thereon,
the following voted in favor thereof:
Crosby, Anderson, Reiser, and Laurent
and the following voted against the same:
None
whereupon said resolution was declared duly passed and adopted.
