HomeMy Public PortalAbout1983-018t Member `5c41 4A.eAr introduced the following resolution and moved its adoption: CITY OF MEDINA RESOLUTION NO. g- L / g RESOLUTION GIVING PRELIMINARY PLAT APPROVAL TO THE LUTZ SUBDIVISION WHEREAS, James and Sara Lutz have requested subdivision approval of property located at 600 - 700 Hamel Road for 16 townhouse units; and WHEREAS, the property is zoned for Multiple Residential purposes; NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Medina, preliminary plat approval is hereby granted for the Lutz subdivision pursuant to the sketch plan presented to the City Council and all accompanying documents subject to the following conditions: 1. The final plat shall conform in every respect to the subdivision regulations of the City of Medina; 2. A park dedication fee shall be paid as determined by the City Council on lots B, C, D and E; 3. The applicant shall pay administrative fees as de- termined by the Zoning Administrator; 4. An abstract of title or a registered property abstract continued to date shall be provided to the City Attorney at the time of final plat approval; 5. Articles of Incorporation, By -Laws, and a Declaration of Covenants, Conditions and Restrictions shall be provided to the City Attorney prior to final plat approval, said documents being subject to the approval of the City Attorney; 6. All necessary public utilities within the subdivision shall be provided by the applicant; 7. The approval is conditioned upon approval for sewage disposal by the Metropolitan Waste Control Commission; 8. Approval shall be given by the Metropolitan Waste Control Commission for use of Sewer Pond Road as an access point into the subdivision; 9. One additional curb cut on Hamel Road shall be per- mitted to provide access to the subdivision; " 10. Any construction, including roads, streets, driveways and parking areas shall conform to flood plain regulations; 11. Sewer Pond Road shall be provided with grading base and asphalt surfacing to a distance of 50 feet into the subdivision; 12. The project shall be reviewed and approved by the Elm Creek Watershed District; 13. Approval is given for the subdivision of four lots with approval of individual building lots 1 through 16 to be considered by the City Council at a later date.
