RESOLUTION NO. PA 4
HUNTER TRAIL SUBDIVISION
WHEREAS, Hunter Trail Partnership has requested approval
of the Subdivision application for property at 1235 Hunter
Drive in the City of Medina;
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Medina that the Hunter Trail Subdivision application
to divide the following described property:
That part of the Southeast Quarter of the Northwest
Quarter of Section 25, Township 118, Range 23, Hennepin
County, Minnesota described as follows:
Beginning at the southeast corner of said
Southeast Quarter of the Northwest Quarter;
thence on an assumed bearing of North along
the east line of said Southeast Quarter of the
Northwest Quarter a distance of 576.58 feet;
thence West a distance of 95.80 feet; thence
southwesterly a distance of 81.56 feet along
a tangential curve concave to the south having
a radius of 165.00 feet and a central angle
of 28 degrees 19 minutes 22 seconds; thence
South 61 degrees 40 minutes 38 seconds West
a distance of 239.00 feet; thence southwesterly
a distance of 77.82 feet along a tangential
curve concave to the north having a radius of
300.00 feet and a central angle of 14 degrees
51 minutes 48 seconds; thence South a distance
of 420.49 feet to the south line of said south-
east Quarter of the Northwest Quarter; thence
easterly along said south line to the point of
beginning,
is hereby approved subject to the following conditions:
1) Hunter Trail Partnership will grant to the City
a 33 foot easement for public road purposes on
Hunter Drive.
2) Hunter Trail Partnership will grant to the City an
easement for drainage and utility purposes over and
across the Southerly 5 feet, the Westerly 25 feet,
and the Northerly 10 feet, and the Westerly 10 feet
of the Easterly 43 feet of the property described
above.
3) Hunter Trail Partnership will grant to the City an
easement for storm water drainage over and across
a 50 foot strip in the property described above.
The legal description of the easement is attached
hereto and incorporated by reference herein as
Attachment 1. Hunter Trail Partnership, for itself
and any future owner, reserves the right to install
at any time, a storm water drainage pipe in all
or any part of the 50 foot strip, provided that
before installing the pipe, the Hunter Trail
Partnership or other future owner receive the approval
of the City Engineer as to the size of the pipe.
4) Hunter Trail Partnership will provide the City
Attorney with evidence of title to the property
described above.
5) The City recognizes the fact that the subdivision
creates a boundary line that is within 145 feet of
an existing barn. The City does not consider the
barn a nonconforming use because of the barn's location.
6) Hunter Trail Partnership shall comply with all
provisions of the Medina Zoning Ordinance.

Whereupon said resolution was declared duly passed and adopted.

Commencing at the southeast corner of the Southeast Quarter
of the Northwest Quarter of section 25, Township 118,
Range 23, Hennepin County, Minnesota; thence on an assumed
bearing of North along the east line of said Southeast Quarter
of the Northwest Quarter a distance of 400.00 feet to the
point of beginning of the center line to be described; thence
South 84 degrees 00 minutes 00 seconds West a distance of
173.18 feet; thence South 72 degrees 00 minutes 00 seconds
West a distance of 120.00 feet; thence South 42 degrees
00 minutes 00 seconds West to the West line of said Tract A
and said center line there terminating.
