HomeMy Public PortalAbout1984-066Member f �j(1' liora4,-- and moved its adoption: introduced the following resolution CITY OF MEDINA RESOLUTION NO. d y— (o LUTZ CREEK VIEW WHEREAS, James and Sarah Lutz ("subdividers") have requested subdivision approval of property located at 600 - 700 Hamel Road for 16 townhouse units; and WHEREAS, the property is zoned for Multiple Residential purposes. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina that the Lutz Creek View subdivision application to divide the following described property: See legal attached is hereby approved subject to the following conditions: 1. The subdivision shall conform in every respect to the City of Medina Zoning Code and the City of Medina Subdivision Regulations. 2. The subdivision shall conform in all respects to plans submitted to the City of Medina. 3. Building construction at the subdivision shall not interfere with sewer intercepter construction being conducted by the Metropolitan Waste Control Commission. 4. There shall be two entrances to the subdivision, one from Hamel Road, as indicated on plans submitted to the City of Medina and one from the Sewer Pond road. The subdividers agree to complete the Sewer Pond road according to City specifications by August, 1985. 5. A park dedication fee shall be paid to the City of Medina in the amount of $ y', Qp dollars. 6. The project shall be reviewed and approved by the Elm Creek Watershed District. 7. The subdividers shall show proof to the City of the inclusion of covenants on the property requiring that any buildings constructed on the property have brick fronts. 8. The subdividers shall enter into a private road agreement as approved by the City Attorney. 9. The subdividers shall enter into a Development Contract as approved by the City Attorney. 10. The subividers shall comply with all of the requirements of the resolution giving preliminary plat approval to the Lutz Creek Vie,..!, said resolution attached hereto and incorporated by reference in this resolution as if fully set forth herein.
