HomeMy Public PortalAboutFebruary 15, 2011Annexation Dual Referendum Vote: Gulf Stream February 15, 2011 Annexation Process and Method of Votine: Annexation of a portion of the County unincorporated area nearest the Town of Gulf Stream is being considered for annexation into the Town. The process to determine the possible annexation is a "dual referendum vote" of affected registered voters. On March 8, 2011 registered voters of both the Town and the area considered for annexation will cast their votes. In order for annexation to occur, the ballot question must be approved by a majority vote of both the Town's registered voters and the registered voters of the area being considered for annexation. If it passes only in one area, but not the other, the annexation will not occur. The registered voters from both areas will be able to vote at Town Hall from 7 AM to 7 PM March 8, 2011. Request Forms for an absentee ballot can be picked up at Town Hall. Composite of the Areas: There are approximately 16.6 acres of land mass with 103 property owners and 94 registered voters. Presently, there are 102 dwelling units with another 34 dwelling units approved for future development. In 2010 the assessed value was $69,070,537 and the estimated market value was $74,010,655. As such, two very key redevelopment issues, density (number of dwelling units per acre) and overall height of the planned structures are substantially more lenient than the Town's Land Development Regulations. In essence, the land area immediately north of the Town could easily be overdeveloped compared to Gulf Stream standards and realistically have a negative effect on the present quality of life of Town residents. Services To Be Provided: Generally, all services presently provided to the Town's residents will be provided to the proposed annexed area with the exception of water and sewer, which will continue to be provided directly from Boynton Beach. The Gulf Stream Police will be extending their responsibility to the proposed annexed area and Delray Beach will provide fire and emergency medical services. This increased area of services has been evaluated and it has been determined that there is sufficient capacity for delivery of these services.
