MANUAL REVISIONS DRAWING TO A CLOSE
By all accounts, the Gulf Stream Design Manual
has been a huge success. Architects,
residents and Town review boards alike have all
praised the book for its clarity and degree of detail in
defining the types and quality of homes desired in the
Town. Nevertheless, some changes are necessary
and the Town Architectural Review and Planning Board
has been working hard to improve the Manual
throughout the last several months. The Board is
putting the finishing touches on the revisions and will
hold a joint workshop with the Town Commission on
May 14 to formally present all of the proposed
changes. The most significant proposed changes
include regulations for the following:

O roof heights for one-story homes and eave heights
for one- and two-story homes
HOPKINS FILLS COMMISSION VACANCY
Dr. A. Curtis True Retires after 5 years
Robert W. Hopkins II was appointed to the Town
Commission last December to fill a vacancy
created by the retirement of Commissioner A. Curtis
True, M.D. Dr. True, who lives on Polo Drive with his
wife Beatrice, had been on the Commission for more
than five years. In March, the Commission honored Dr.
True for his years of service with a Resolution and
standing ovation, with Mayor Koch noting that he will be
sorely missed.
Commissioner Hopkins comes well-qualified to the
Commission having served as an alternate on the
Architectural Review and Planning Board for the last four
and a half years. Since 1984, he and his wife Sydney
have lived in the EI Cortijo Condominium.

including homes with prohibited designs such as

neighborhood
In addition to the above, the Board also had the Town's
design consultant conduct a survey of all existing
homes to determine which have Gulf Stream -Bermuda
or Spanish -Mediterranean designs. Additions and
renovations, including re -roofing, to these homes will
be controlled by the provisions of Article VII of the
Design Manual which defines these two styles and
provides specific regulations for them.
After the May 14 workshop, the Town Commission will
hold two additional hearings, most likely at their regularly
scheduled June and July meetings. Those wishing more
information on the changes should attend the May 14
workshop or stop -by the Town Hall to review the revised
document.
CALLING ALL VOLUNTEERS
Souder resignation leaves opening on the ARPB
with great regret, the Town Commission has
accepted the resignation of Suzy Souder from
the Architectural Review and Planning Board (ARPB).
Mrs. Souder had been a member of the Board since
1991, but due to other commitments, she asked not to
be re -appointed for another three-year term.
Those interested in serving on the Board should submit a
letter addressed to the Town Commission no later than
June 1. In particular, the Commission is seeking a year-
round resident as the Board does meet in the summer
with the exception of August. Seasonal residents who
are willing to return for meetings during the summer also
will be considered.
The Board meets the fourth Wednesday of each month
at 8:30 AM., with meetings usually lasting no longer than
an hour and a half. Occasionally, however, additional
meetings are necessary to deal with matters brought
before the Board. All Board members serve without
compensation.

A1A LANDSCAPE RESTORATION TO GET UNDERWAY
At a special joint meeting of the Town
Commission and Historic Highway Committee to
be held on May 21, the Commission will select a
landscape design team to draw up a beautification plan
for the entire North Ocean Boulevard (State Road AIA)
right-of-way in Gulf Stream. The right-of-way generally
includes the first 18 to 21 feet from the edge of the road
pavement on both sides of the road. Funding for the
project is provided by a federal and state grant. At this
time, use of Town funds for the project is not anticipated.
The Commission has appointed five residents to the
Historic Highway Committee to work closely with the
selected design team and other interested residents in
developing a landscape plan. Together, the Commission
and the Committee also have established eight
objectives for the project. These include maintaining the
existing Australian pine canopy, planting new Australian
pines and other trees and shrubs, and developing an
overall plan that complements rather than competes
against the landscaping on adjoining private properties.
REMINDERS
O No commercial photography or filming, Town
codes prohibit commercial uses of all types, including still
photography and filming. Please notify the Town Hall if
you are contacted by a firm wishing to use your home for
a photo shoot or film location so that the Town may
make the firm aware of this restriction.
O Exterior color approval required. The Town has
a large but definitive range of approved exterior colors.
Please contact the Town Hall before undertaking a
repainting project to be sure the color you select is
permitted.
O Trim trees over roadways. Tree branches
hanging over the street should be trimmed to a height of
at least 15 feet from the road surface. Please be sure
that any tree in front of your property meets this
standard.

Like the original planting of the pines almost 70 years
ago, this plan will serve as a lasting legacy for
generations to come. Although the Committee will play a
lead role in the project, all residents and property
owners, particularly those along A1A , are welcomed and
encouraged to attend the meetings and give their
thoughts and comments. In addition to the May 21
meeting, the following meetings are tentatively planned:
