J. Groves & Sons Company has requested final plat approval on property zoned for single family dwelling, said property being legally described as set forth on Exhibit A which is attached hereto and made a part hereof by reference. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF MEDINA, MINNESOTA that the final plat of North Ridge Farm, dated the /(o day of , 1985, and prepared by or under the supervision of S hoell & Madson, Inc. be, and the same is hereby approved as a final plat upon the following conditions: 1. Satisfactory street names for private roads within the devel- opment be submitted by the applicant and approved by the Zon- ing Administrator. 2. That a park dedication fee in the amount of $ % D3 D.°D be submitted to the City Clerk. 3. That the property be encumbered with a declaration of covenants, conditions, restrictions and easements, said declaration to be approved by the City Attorney. 4. That the developer provide to the City Attorney certification by an attorney licensed to practice law in the State of Minne- sota, that the owners and encumbrancers of the property have executed the final plat. 5. That the applicant execute a subdivision agreement prepared by the City Attorney and post a performance bond in an amount es- tablished by the City Engineer to guarantee the construction of the subdivision in accordance with the plans submitted and approved by the City Council, together with a Public Contrac- tor's Bond in an amount established by the City Engineer in the event any construction takes place on public property. 6. That the applicant reimburse the City for out-of-pocket ex- penses incurred for planning, engineering, legal and adminis- trative services incurred in processing this application in the amount of $=° '�',j0, , together with any additional costs incurred thereafter until such time as the work is com- pleted and the subdivision bond is released.
