TAYLOR This is to confirm that at the Public Hearing held by the Town Commission on January 8, 2016, your application for a Level 3 Architectural/Site Plan Review to permit the demolition of the existing structures and construction of a 5,320 square foot partial two-story single family, Anglo Caribbean style dwelling, attached two car garage and a swimming pool were considered for 2530 Avenue Au Soleil. The application was approved conditioned upon the following: 1) Prior to the issuance of a Certificate of Occupancy, the owner of the property shall prepare and record a deed restriction which shall provide that all roof projection areas shall remain unenclosed as per approval of the Special Exception for as long as the structure is in existence or exceeds the maximum FAR. 2) Any minor modifications in the landscape plan shall be submitted to the Town Manager for review and approval and any major modifications shall be brought back to the ARPB for review and approval, prior to commencement of landscaping. 3) Plans were to be submitted to Place Au Soleil Homeowners Association for review and comment prior to Public Hearing that was held by the Town Commission on January 8, 2016. This has been reviewed by the Place Au Soleil Homeowners Association and there were no objections.
