Captains Golf Course Restaurant Facility
Request for Proposals
I. REQUEST FOR PROPOSALS
Pursuant to the provisions of G.L. c. 30B, §16, the Town of Brewster is requesting proposals to
lease and operate restaurant facilities at the Town-owned Captains Golf Course. The Captains
Golf Course is a 36-hole, public golf facility, generating approximately 75,000 rounds of golf
annually. The Leased Premises consist of a 90-seat restaurant and lounge with a fully equipped
commercial kitchen, a 2,800 square foot banquet room, and certain exterior patio and deck
seating areas, as more fully described herein.
The purpose of this RFP is to identify a Food Service Operator who demonstrates the experience
and ability needed to operate a successful restaurant facility in conformance with the goals and
objectives of the Town as set forth in this RFP and the related Lease Agreement. This RFP
provides information regarding the Captains Golf Course and general Lease requirements, as
well as, instructions to Proposers and a description of the selection process, including the
Minimum Criteria needed to be considered a responsible and responsive Food Service Operator
and the Comparative Evaluation Criteria.
RFP packets will be available for pickup at the offices of the Brewster Board of Selectmen,
Brewster Town Hall, 2198 Main Street, Brewster, MA 02631 as of Monday, August 21, 2017 or
by email to Donna Kalinick, Procurement Officer, dkalinick@brewster-ma.gov. The telephone

Proposers must attend a mandatory site inspection on Wednesday, September 6, 2017 at 10:00
a.m. or Wednesday, September 13, 2017 at 10:00 a.m. at the Captains Golf Course, 1000
Freeman’s Way, Brewster, Massachusetts 02631. Proposals shall be received no later than 2:00
p.m. on Tuesday, September 26, 2017 in the Selectmen's Office in Brewster Town Hall, Main
Street, Brewster, Massachusetts 02631.
Proposers should be aware of the following dates:
RFP Release Date: Monday, August 21, 2017, at 8:30 a.m.
Site Visit: Wednesday, September 6, 2017 at 10:00 a.m. or
Wednesday, September 13, 2017 at 10:00 a.m.
Question Deadline: Tuesday, September 19, 2017 at 4:30 p.m.
Proposal Deadline: Tuesday, September 26, 2017 at 2:00 p.m.
No broker’s commission shall be paid by the Town and the successful proposer shall indemnify
and hold harmless the Town from any claims for such commission.
The most advantageous proposal from a responsive and responsible Food Service Operator,
taking into consideration all evaluation criteria set forth in the solicitation will be selected.
