HomeMy Public PortalAbout1985-093Member moved its adoption: introduced the following resolution and CITY OF MEDINA RESOLUTION NO. 85- RESOLUTION GRANTING PRELIMINARY APPROVAL OF A SUBDIVISION FOR HUNTER TRAILS PARTNERSHIP WHEREAS, Hunter Trails Partnership (applicant) has requested preliminary subdivision approval for property located at 1235 Hunter Drive; and WHEREAS, the city staff and city council have reviewed the plans submitted in connection therewith by the applicant. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina, Minnesota that preliminary subdivision approval be granted to the applicant, subject to the following conditions: 1. The applicant execute a private road agreement, a copy of which is attached hereto, with such changes as the City Attorney and Zoning Administrator may agree to, to ensure that the lot owners will maintain the city owned portion of Goal Ridge Road; 2. The road will be extended to Hunter Drive and blacktopped if it becomes public; 3. The lot at the northeast corner be combined with Lot 7; 4. All lots located on a cul-de-sac will have a minimum frontage of 60 feet; 5. Access to Lots 1-7, inclusive, will be from the private road and to Lot 8 from Hunter Drive; 6. Park dedication fees in the amount of $ to be paid to the city for Lots 1-8, inclusive; 7. The applicant agree to assessment for the cost of paving Hunter Drive, pursuant to an existing assessment agreement; 8. Owners' covenants to be approved by the city staff; 9. The applicant convey to the city an easement for roadway purposes from Hunter Drive to the west side of the property as shown on the preliminary plat; 10. The applicant propose a method to control dust on the road in a manner which is acceptable to the city; 11. The design for the roads be approved by the city engineer; 12. The applicant submit a financial guaranty acceptable to the City Attorney to ensure timely and professional completion of all subdivision work; 13. The applicant convey easements across all lots for the drainage routes shown on the preliminary plat, including the exception to the plat in the southeast corner of the proper- ty; 14. The ditch within the exception to the plat in the southeast corner of the property be graded according to preliminary plans; 15. A storage and siltation pond be constructed on Lot 5 to collect all drainage from the property; 16. The aggregate road base to be 100 percent crushed; 17. Stabilization fabric be used under the aggregate road base. 18. The requirements of the Minnehaha Creek Watershed District be met; 19. There be no grading done on adjacent properties; 20. The applicant shall submit to the city a final plat within 180 days of the date of this resolution, which plat shall in all respects conform to the preliminary plat except that it shall incorporate the changes or modifications required herein; and 21. At the time of submission of the final plat, the applicant shall submit a current certified abstract of title or registered property abstract for review by the city attor- ney.
