RESOLUTION NO. /G J
RESOLUTION GRANTING APPROVAL
TO HUNTER TRAIL SUBDIVISION
WHEREAS, Hunter Trail, a Minnesota general partnership, (the
Applicant) has received preliminary approval of a subdivision to
be known as Hunter Trail and to be legally described as follows:
Lots 1 through 8, inclusive, Block 1, Hunter Trail,
Hennepin County, Minnesota; and
WHEREAS, the city staff and city council have had an oppor-
tunity to review the final plat submitted by the Applicant for
its compliance with the conditions under which the city council
granted preliminary approval.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Medina, Minnesota that final approval be granted to
Hunter Trail subdivision, subject to the following conditions:
1. The Applicant shall execute a private road agreement, a copy
of which is attached hereto.
2. The private road will be extended to Hunter Drive and
blacktopped if it ever becomes a public road.
3. Access to Lots 1-6, inclusive, and Lot 8 shall be from the
private road while the access to Lot 7 shall be from Hunter
Drive.
4. Park dedication fees in the amount of $ //l 7/5-"b--o shall be
paid.
5. The Applicant shall agree to assessment for the cost of
improvements to Hunter Drive, pursuant to an existing
assessment agreement.
6. The Applicant shall file for recording a Declaration of
Covenants, Conditions and Restrictions against the property,
a copy of which is attached hereto.
7. All subdivision work, including road work, shall be
performed in accordance with the plans approved by the city
engineer, including the use of 100 percent crushed aggregate
road base and a stabilization fabric under the aggregate
base.
8. The Applicant shall submit a financial guaranty in a form
and amount acceptable to the city attorney to ensure the
timely and professional completion of all subdivision work.
9. The ditch within the exception to the plat in the southeast
corner of the property shall be graded according to
preliminary plans.
10. A storage and siltation pond shall be constructed on Lot 5
to collect all drainage from the subdivision.
11. The Applicant be granted all necessary approvals by the
Minnehaha Creek Watershed District.
12. The Applicant shall perform no grading on adjacent
properties.
13. Prior to filing the final plat, the Applicant shall submit
current title evidence for review by the city attorney.
14. Applicant shall be responsible for maintenance for the
private road for its entire length, including that portion
now known as Goal Ridge Road.
15. Applicant shall execute a Development Contract, a copy of
which is attached hereto.
