CITY OF MEDINA
RESOLUTION NO. (74 - So2
RESOLUTION GRANTING PRELIMINARY
APPROVAL OF A SUBDIVISION
FOR LEONARD SCHLOSSER
WHEREAS, Leonard Schlosser (Applicant) has requested approv-
al of a subdivision pursuant to the preliminary plat attached
hereto and made a part hereof; and
WHEREAS, the City Council has previously granted preliminary
approval to the Applicant for a subdivision of this property; and
WHEREAS, the City Council has reviewed the Applicant's
current proposal, which is similar but not identical to the
previously approved subdivision.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Medina, Minnesota that preliminary approval is granted to
the Applicant for a subdivision, subject to the following condi-
tions:
1. Lot 2 shall contain a minimum of two acres, with a variance
granted from the minimum lot requirement of five acres due
to the location of the house and accessory building on the
property and the absence of additional acceptable soils
nearby and with variances to reduce setbacks for the house
and garage to feet and feet, respectively, due
to the fact they are existing structures;
2. The final plat shall indicate dedication to the city of a 40
foot wide easement for roadway purposes adjacent to County
Road 19;
3. Outlot A shall be combined with the property to the north
and west;
4. The final plat shall indicate dedication to the city of a 50
foot wide easement for roadway purposes adjacent to Highway
55;
5. The Applicant shall obtain approval of the subdivision from
the Pioneer Creek Watershed District;
6. The service road adjacent to Highway 55 shall be constructed
prior to building on Lot 1;
7. The Applicant shall submit a current abstract of title or
registered property abstract covering all land within the
subdivision for review by the city attorney; and
8. The Applicant shall submit the final plat to the city within
180 days of the date of adoption of this resolution, which
final plat shall in all respects conform to the preliminary
plat, except that it shall incorporate the changes and
modifications required by this resolution.
