RESOLUTION NO. o - 53
RESOLUTION GRANTING PRELIMINARY
APPROVAL OF A SUBDIVISION
FOR ARTHUR AND EVELYN EMERSON
WHEREAS, Arthur and Evelyn Emerson (Applicants) have re-
quested approval of a subdivision according to the preliminary
plat attached hereto and made a part hereof; and
WHEREAS, the Planning Commission and City Council have
reviewed the preliminary plat submitted by the Applicants.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Medina, Minnesota that preliminary plat approval is
granted to the Applicants, subject to the following conditions:
1. All lots within the plat shall meet city soils requirements
to the satisfaction of the zoning administrator;
2. The drainage easements shown on the plat shall be satisfac-
tory to the city engineer;
3. The final plat shall indicate dedication to the city for
roadway purposes of the property adjacent to Willow Drive as
required by the zoning administrator or city engineer;
4. Willow Drive shall be improved to a nine ton capacity prior
to construction on the lots, the cost of which improvement
shall be assessed to the adjacent properties in accordance
with the city policy for assessment of commercial roads;
5. No park dedication fee shall be required because all lots
are over 10 acres in size;
6. The Applicants shall pay to the city for administrative
expenses the amount determined by the city staff to repre-
sent the actual cost to the city of review of the plat;
7. The Applicants shall submit a current abstract of title or
registered property abstract covering all land within the
plat for review by the city attorney.
8. The Applicants shall submit the final plat to the city
within 180 days of the date of adoption of this resolution,
which final plat shall in all material respects conform to
the preliminary plat, except that it shall incorporate all
changes and modifications required by this resolution.
