RESOLUTION GRANTING PRELIMINARY
APPROVAL OF A SUBDIVISION FOR
ROBERT BRADLEY
WHEREAS, Robert Bradley (the applicant) has requested pre-
liminary approval of the subdivision of certain land identified
in Exhibit A, attached hereto and made a part hereof; and
WHEREAS, the City Council has reviewed the preliminary plat
submitted by the applicant showing the creation of Lots 1 through
5, Block 1 and Lot 1, Block 2, inclusive.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Medina, Minnesota that preliminary approval for a subdivision
be granted to the applicant, subject to the following conditions:
1. That a park dedication fee be collected on Lots 1,2 and 3 of
Block 1 since each is below 10 acres in an amount to be determined
by the assessor;
2. That the final plat show dedication of a 33 foot easement for
right-of-way purposes adjacent to Willow Drive.
3. That a variance be granted to allow a cul-de-sac of 1067 feet
rather than the maximum 750 feet allowed by city ordinance
due to the fact that it is a private road and will be looped
back to Willow Drive if it becomes a public road in the future;
4. That Outlot A be utilized to loop the access road back to Willow
Drive if the road becomes public in the future;
5. That the applicant submit to the city a final plat within 180
days of the date of this resolution, which plat shall in all
respects conform to the preliminary plat, except that it shall
incorporate the changes and modifications required herein; -
6. That at the time of submission of a final plat, the applicant
submit a current certified abstract of title or registered
property abstract for review by the city attorney; and
7. Lot 5, Block 1 will use Outlot A for its access.
