RESOLUTION NO. 2018-01-01
A RESOLUTION APPROVING AN AMENDMENT TO THE FINAL PLAN, THE VILLAGE AT
GRAND PARK, RECEPTION # 2008007839, BY ALLOWING THE BUILDING HEIGHT OF
BUILDING 7, LOT 11 TO EXTEND TO A MAXIMUM HEIGHT OF 75 FEET FOR AN
ARCHITECTURAL FEATURE AND THE REMAINING BUILDING HEIGHT FOR BUILDING 7,
LOT 11 WILL REMAIN AT 55 FEET.
At the regular meeting of the Fraser Planning Commission held on April 25, 2012, Grand
Park Development LLC, represented by Munn Architecture, requested approval for a
Development Permit for Lot 10, 11A & 11B (Market Street), The Village at Grand Park according
to the Final Plat Phasing Plan, The Village at Grand Park Filing 2, Reception # 2011005609 and
according to the Final Plan, The Village at Grand Park, Reception #2008007839.
WHEREAS, Grand Park Development LLC. is the current owner of said property; and
WHEREAS, the Planning Commission extended the Development Permit for Market
Street on January 27, 2016 for a three-year period; and
WHEREAS, Grand Park Development is requesting a Final Plan amendment to the
building height for Building 7, Lot 11 that would allow an architectural tower to extend to a
maximum height of 75 feet; and
WHEREAS, the Planning Commission has reviewed this request in accordance with
Section 16-5-470 of the Fraser Municipal Code which serves as a mechanism for reviewing and
approving changes to an approved Final Plan for minor changes in the height of a building.
NOW THEREFORE BE IT RESOLVED THAT THE FRASER PLANNING COMMISSION
HAS THE AUTHORITY TO APPROVE MINOR CHANGES IN THE HEIGHT OF A BUILDING
PER SECTION 16-5-470 OF THE CODE AND HAS VOTED TO APPROVE THE HEIGHT
INCREASE WITH THE FOLLOWING CONDITIONS:
1. The building height for Building 7, Lot 11 shall remain at 55 feet except for that portion of
the architectural tower which is permitted to extend to a maximum height of 75 feet.
