RESOLUTION GRANTING
PRELIMINARY APPROVAL OF A
SUBDIVISION FOR HAROLD PEDERSON
WHEREAS, Harold Pederson (Applicant) has requested approval of a subdivi-
sion according to the preliminary plat attached hereto and hereby adopted by
reference; and
WHEREAS, the planning commission and city council have reviewed the
preliminary plat submitted by the Applicant.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina,
Minnesota that preliminary plat approval is granted to the Applicant, subject
to the following conditions:
1. The Applicant shall cause a new well to be drilled on parcel 1;
2. The septic systems shall be in working order to the satisfaction of
the building inspector;
3. Parcel 1 shall be 5.0+ acres and parcel 2 shall be 6.23 acres;
4. Animals shall be permitted only in the structure labeled "barn" on
the preliminary plat;
5. The existing gas pump and tank shall be removed;
6. No park dedication fee shall be required because there are existing
homes on both parcels;
7. The Applicant shall pay to the city for administrative expenses the
amount determined by the city staff to represent the actual cost to
the city of reviewing the plat;
8. The Applicant shall submit a current abstract of title or registered
property abstract covering all land within the plat for review by
the city attorney; and
9. The Applicant shall submit the final plat to the city within 180
days of the date of adoption of this resolution, which final plat
shall, in all material respects, conform to the preliminary plat,
except that it shall incorporate all changes and modifications
required by this resolution.
BE IT FURTHER RESOLVED by the City Council of the City of Medina, Minne-
sota that variances listed on Exhibit A attached hereto be granted for the
setbacks of the buildings because they are existing structures.
