RESOLUTION NO. O 7-.3 g
RESOLUTION GRANTING PRELIMINARY
APPROVAL OF A SUBDIVISION
FOR IRENE LEUER
WHEREAS, Irene Leuer through Mary Caldwell (Applicant) has requested
approval of a plan to subdivide a parcel of approximately 13.45 acres which is
bisected by Medina Road into two lots according to the survey attached hereto
as Exhibit A; and
WHEREAS, the planning commission and city council have reviewed the
preliminary plat submitted by the Applicant.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina,
Minnesota that preliminary approval is granted to the Applicant for the
proposed subdivision, subject to the following conditions:
1. The Applicant shall pay to the City a park dedication fee for Parcel
B;
2. The Applicant shall dedicate to the City the right-of-way for Medina
Road and Holy Name Drive specified by the city engineer;
3. It shall be noted that it is the City's intent not to grant
additional variances in connection with the development of Parcel B;
4. The Applicant shall pay to the City for administrative expenses the
amount determined by the city staff to represent the actual cost to
the City of reviewing the subdivision;
5. The Applicant shall submit a current abstract of title or registered
property abstract covering all land within the subdivision for
review by the city attorney;
6. The Applicant shall submit the results of the necessary percolation
tests to demonstrate the ability of Parcel B to support a septic
system to the city staff prior to requesting final subdivision
approval; and
7. The Applicant shall submit the final plat to the City for approval
within 180 days of the date of the adoption of this resolution,
which final plat shall in all material respects conform to the
preliminary plat, except that it shall incorporate all changes and
modifications required by this resolution.
