O / - 92 RESOLUTION APPROVING LOT LINE REARRANGEMENT FOR JOHN ROSHOLT WHEREAS, John Rosholt (Applicant) has submitted an application for a lot line rearrangement for property located at 3205 Highway 55; and WHEREAS, the proposed lot line rearrangement has been reviewed by the planning commission and City Council for compliance with all City ordinances and regulations pertaining to the subdivision of land. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina, Minnesota that the lot line rearrangement of the above property by the Applicant is hereby approved, subject to the following: 1. The adjacent property being purchased by the Applicant shall be combined with the existing lot; 2. The existing basement house may be completed and used as a garage but it shall be no more than one story in height and shall not contain living quarters; 3. The Applicant shall demonstrate to the satisfaction of the city staff that the existing well will meet applicable codes in relation to the proposed septic drainfield location; 4. The septic system shall be constructed as proposed to the city; 5. It is recognized that the lot is 1.4 acres in size; and 6. The Applicant shall pay to the City a fee in the amount determined by the city staff to represent the actual cost to the City of reviewing this Applicant. NOW, THEREFORE, BE IT FURTHER RESOLVED by the City Council of the City of Medina, Minnesota that a variance be granted reducing the required front yard set back from the T.H. 55 right-of-way line from 100 feet to 70 feet because there exists no alternative location on the lot for the structure.
