RESOLUTION GRANTING
PRELIMINARY APPROVAL OF A
SUBDIVISION FOR LOU BEASLEY
AND JEANNINE BEASLEY
WHEREAS, Lou Beasley and Jeannine Beasley (Applicants) have requested
preliminary approval of a subdivision according to the survey attached hereto
as Exhibit A and incorporated herein by reference; and
WHEREAS, the planning commission and city council have reviewed the
preliminary subdivision plan submitted by the Applicants.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina,
Minnesota that preliminary subdivision approval is granted to the Applicants,
subject to the following conditions:
1. All lots shall meet the subdivision requirements;
2. Park fees in an amount to be determined by city staff shall be required
for each lot;
3. The cul-de-sac shall be 80 feet in diameter with concrete curb and gutter
constructed to city standards;
4. There shall be standard drainage and utility easements along all lot
lines;
S. There shall be a 30-foot drainage and utility easement along the west
line of Lot 1;
6. The existing 60-foot access to Co. Rd. 6 shall be shown as an easement
for roadway, utility and drainage purposes;
7. A drainage easement shall be shown over the south 1/3 of all lots;
8. The natural draw through Lot 2 shall be located in the field and shown as
a 20-foot drainage easement and drainage for Lots 2 and 3 and shall be
properly maintained;
9. Lots 2 and 3 shall share a common driveway off of the cul-de-sac;
10. It is acknowledged and agreed that no setback variances will be granted
for structures built on the lots;
11. It is acknowledged that the lots are suitable for rural development and
will have their own wells and septic systems;
12. It is acknowledged that none of the lots is sufficiently wide to
accommodate an animal structure;
13. The Applicants shall execute a Development Contract with the City in a
form acceptable to the city attorney;
14. The Applicants shall pay to the city for administrative expenses the
amount determined by the city staff to represent the actual cost to the
city of reviewing the subdivision;
15. The Applicants shall submit a current abstract of title or registered
property abstract covering all land within the subdivision for review by
the city attorney; and
16. The Applicants shall submit the subdivision to the city for final
approval within 180 days of the date of adoption of this resolution,
which final subdivision plan shall, in all material respects, conform to
the preliminary plan, except that it shall incorporate all changes and
modifications required by this resolution.
