The beam is located above the future location of the double doors. The beam was completely rotten due to poor flashing and waterproofing on the exposed side of the beam. PCI, temporarily braced the roof and cut out the rotten section back to good wood and successfully tied back into the existing structure. Please, take a look at your convenience and let us know if you accept our method of repair. I have attached photo of the damage; however,I am not sure how well they will transmit via fax. This build out would include light interior finish work and light electrical. I have attached a rough sketch that outlines the homeowner's intent. The scope will include the following: • Remove existing screens and non structural framing to allow for new windows • Light framing of structural openings to make ready for new code compliant windows and double door • Removal of existing screened porch vinyl ceiling • Relocation of existing light fixtures • Relocation of existing ceiling fans • Installation of exterior flood light fixtures for existing porch and new stair case • Installation of hardi-backer board over existing deck boards in order for future tile floor in newly enclosed porch • Installation of new mini-split HVAC system for newly enclosed space • Installation of new heart pine ceiling to match house interior • installation of Drywall • Paint of interior and exterior Ray, thanks for your willingness in helping us get this project off of the ground. We are in the process of building the new stairwell and should have access to the screened porch early next week. If you went out today, you would not have access for an pre- inspection.
