RESOLUTION GRANTING PRELIMINARY
APPROVAL OF A SUBDIVISION
FOR COX BROTHERS FARM
WHEREAS, Cox Brothers Farm (Applicant) has requested approval of a plan
to subdivide a parcel into three lots according to the survey attached hereto
as Exhibit A; and
WHEREAS, the planning commission and city council have reviewed the
preliminary plat submitted by the Applicant.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina,
Minnesota that preliminary approval is granted to the Applicant for the
subdivision, subject to the following conditions:
1. The Applicant shall enter into a private road agreement in a form satis-
factory to the city attorney;
2. The Applicant shall pay to the city a park dedication fee for Lots 1 and
2, Block 2;
3. It is noted that all lots could support an animal structure and that Lot
1, Block 1 could be divided into two lots in accordance with current
ordinance requirements;
4. The Applicant shall dedicate an additional 7 feet of right-of-way along
Willow Drive;
5. It is noted that Lot 1, Block 1 and Lot 1, Block 2, each have two front
yards for setback purposes;
6. All lots are to be serviced by the private road;
7. The Applicant shall dedicate utility easements along all lot lines;
8. The Applicant shall dedicate easements for any special drainage ways;
9. The private road shall be constructed from Willow Drive to a point
approximately 575 feet east thereof and provision shall be made for
extension of such road to the Phillips subdivision in the future;
10. The roadway alignment should have 275 degree radius curves;
11. The roadway shall be constructed within a 28-foot wide gravel surface to
match the street in the Phillips subdivision and the cul-de-sac shall
have a 60-foot diameter street surface. The street section shall be
constructed in accordance with city standards.
12. The Applicant shall pay to the city for administrative expenses the
amount determined by the city staff to represent the actual cost to the
city of reviewing the subdivision;
13. The Applicant shall submit a current abstract of title or registered
property abstract covering all land within the subdivision for review by
the city attorney; and
14. The Applicant shall submit the final plat to the city for approval within
180 days of the date of the adoption of this resolution, which final plat
shall in all material respects conform to the preliminary plat, except
that it shall incorporate all changes and modifications required by this
resolution.
