CITY OF MEDINA
RESOLUTION NO. g'9_ 3 4
RESOLUTION GRANTING PRELIMINARY
APPROVAL OF A SUBDIVISION
FOR ADDISON PIPER
WHEREAS, Addison Piper (Applicant) has requested approval of a plan to
subdivide a parcel of 80+ acres; and
WHEREAS, the planning commission and city council have reviewed the
preliminary plat submitted by the Applicant.
NOW, THEREFORE, BE IT RESOLVED By the City Council of the City of
Medina, Minnesota that preliminary approval is granted to the Applicant for his
subdivision, subject to the following conditions:
1. The Applicant shall include within the subdivision the 20+ acre portion of
the property located north and east of the portion previously shown on the
plat;
2. The Applicant shall dedicate a 60 foot road right-of-way along the western
and northern lot lines of lot 5 and a 60 foot road right-of-way along the
eastern boundary of the 20 acre parcel to the satisfaction of the city
engineer;
3. The Applicant shall pay to the city a park dedication fee in the amount
determined by the city staff for lots 1 and 2;
4. It is acknowledged that lots 3 and 5 can accommodate an animal structure;
5. The well on the property shall be abandoned in accordance with state law
and inspected by the city zoning administrator;
6. The Applicant shall dedicate the drainage and utility easements required
by the city engineer;
7. The Applicant shall enter into a roadway agreement in a form satisfactory
to the city attorney;
8. The Applicant shall submit a current abstract of title or registered
property abstract covering all land within the subdivision for review
by the city attorney;
9. The Applicant shall pay to the city for administrative expenses the amount
determined by the city staff to represent the actual cost to the city of
reviewing the subdivision; and
10. The Applicant shall submit the final plat to the city for approval within 180
days of the date of adoption of this resolution, which final plat shall in all
material respects conform to the preliminary plat, except that it shall
incorporate all changes and modifications required by this resolution.
