RESOLUTION GRANTING FINAL
APPROVAL TO PHILIP CARLBERG
FOR CARLBERG ADDITION
WHEREAS, Philip Carlberg (Applicant) has requested approval to plat land
to be known as CARLBERG ADDITION
; and
WHEREAS, the planning commission and city council have given preliminary
approval to the plat submitted by the Applicant; and
WHEREAS, the Applicant now seeks final approval for the plat.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Medina, Minnesota that final approval is granted to the Applicant for
CARLBERG ADDITION , subject to the
following conditions:
1. In light of the fact that the property exceeds the permissible percentage of
hard surface coverage, the Applicant may maintain a gravel parking area for
a truck turn -around but the remainder of the asphalt in that area of the site
shall be removed and the area seeded or sodded;
2. The Applicant shall provide a 15' x 15' easement for sign purposes on Parcel
B for the benefit of the Dairy Queen site to accommodate the existing sign;
3. The Applicant shall provide an easement 30' in width for roadway purposes
and an additional 10' on either side for utility purposes to provide access to
the property to the east;
4. The Applicant shall pay a park dedication fee for Parcel B in the amount
determined by the city staff;
5. The sign shall be checked by city staff for compliance with the city
ordinance;
6. City staff shall determine the number of sewer units per parcel;
7. Any structure erected on Parcel B shall meet current city requirements
regarding setbacks and performance standards;
8. The access point for Parcel B shall be on County Road 29 at least 150 feet
from the intersection of Highway 12;
9. Any use constructed on Parcel B shall obtain a conditional use permit;
10. The six foot fence shall be extended to the front of the building and to the
rear lot line;
11. Three additional units of landscaping shall be installed by the Applicant,
which units shall be trees;
12. The Applicant shall pay to the city for administrative expenses the amount
determined by the city staff to represent the actual cost to the city of
reviewing the subdivision; and
13. The Applicant shall file the plat with Hennepid county within 60 days of the
date of execution of the plat by the mayor and clerk -treasurer. If the plat
is not filed within such period of time, this approval shall be null and void.
