SUBJECT: DEVELOPMENT CONCEPT REVIEW OF A PROPOSED KING
TACO RESTAURANT TO BE CONSTRUCTED AT 12102 LONG
BEACH BOULEVARD.
PURPOSE
To have the Aged cy review the development concept of a proposal submitted by
King Taco Restaurant, Inc. to construct and operate a King Taco family style
restaurant at 12102 Long Beach Boulevard, at the corner of Long Beach and
Cedar Avenue.

1. The proposed site, 12102 Long Beach BI., is currently a vacant lot with
overgrown vegetation.
2. The site is irregular in shape and is approximately 34,000 square feet in size.
The restaurant is proposed to be 4,664 square feet. The proposal provides
55 parking spaces while only 47 spaces are required by code. This proposal
also provides) for 2,394 square feet of landscaping which is more than 7%.
3. The development proposal is consistent with both the General Plan and the
Zoning Ordinance.
DISCUSSION
The proposed 4,664 square foot restaurant will be a family style restaurant
operated as a King Taco Restaurant. The proposed development meets all of
the standards iof the Lynwood Zoning Ordinance, including parking and
landscaping.
The building will Ibe 45' by 96' in size consisting of Spanish style architecture with
tan colored stucco, white trim accents and a Spanish the mansard roof. The front
of-the building will also be accented with painted theme murals and dark solar
glass doors and windows.
