PLANNING BOARD OF THE TOWN OF GULF STREAM, FLORIDA ON THURSDAY, APRIL
27, 2006 AT 8:30 A.M., IN THE TOWN HALL, 100 SEA ROAD, GULF STREAM,
FLORIDA.
I. Call to Order.

III. Minutes of the Regular Meeting and Public Hearing of 2-23-06.
Mr. Frankel moved and Mr. Ganger seconded that the minutes be approved
as circulated and all voted AYE.
IV. Additions, withdrawals, deferrals, arrangement of agenda item.
Vice Chairman Kent requested to hear Item VII.A., before Item VI. There
were no objections.
V. Announcements.

Vice Chairman Kent announced these dates. He advised that he would not
be available for the June and July meetings.

VII. A. Metal roof in multi -family zoning district -Gulf Stream Shores
Condo.
Ms. Gouwens, president of the Gulf Stream Shores Condo Association,
explained that during the previous hurricanes the mansard roof covering
and a portion of the flat roof were destroyed. She introduced Mr.
Marletto, to explain the type roofing material proposed.
Mr. Marletto, roofing consultant from Knoff & Associates, explained that
due to the height and access to the structure, a heavier roofing
material would not suffice due the weight. He proposed a white aluminum
roofing material with vertical shadow lines and installed with stainless
steel clips with a mechanical seam.

He added that a portion the flat roof section was destroyed and that
will be replaced with tar and gravel like the rest of the flat roof.
Mr. Frankel and Mr. O'Neal agreed that the metal roof is acceptable.
Mr. Ganger asked that if the metal roof is approved, would this set a
precedence in the future and would the mansard get a grandfather
designation.
Town Manager Thrasher explained that currently the code has no provision
for multifamily residences and the mansard roof would be grand fathered
in. However, Urban Design Studio is currently performing a study on
multifamily residences and if the mansard has to be entirely replaced in
the future, it would have to conform to Code.
Town Clerk Taylor stated that with regard to structures that cannot
support heavier roof tiles, there is a provision in the Code, for single
family, which states that the existing roofing material could be used,
with engineering approval, and this may also apply to multi -family
residences.
Mr. Kent stated that the roofing material is acceptable and asked if any
other viable material could be used.
Mr. Marletto stated that there are other metal roofing products but the
way this material is designed and installed, it would hold up better
during a hurricane.
Mr. Frankel moved and Mr. O'Neal seconded to approve the metal roof as

VI. Re -organization.
A. Election of a Chairman
Mr. Frankel moved and Mr. O'Neal seconded to nominate Vice Chairman Kent
as Chairman of the ARPB. Roll Call: Mrs. White; AYE, Mr. Frankel;
AYE, Mr. Ganger; AYE, Mr. O'Neal; AYE and Vice Chairman Kent; AYE.
B. Election of a Vice Chairman
Mr. O'Neal moved and Mrs. White seconded to nominate Mr. Frankel as Vice
Chairman of the ARPB. Roll Call: Mrs. White; AYE, Mr. Frankel; AYE,

Chairman Kent disclosed that an application for a boatlift would be
coming to the board and he reminded the board members about the new
regulations where by a boatlift must be attached to the seawall. He
reported that there is a new lift system that is called a piling lift
system made of cables with the capacity to lift 60,000 pounds. The
current dock regulations are in the process of being codified.
IX. Public. There were no comments from the public.
X. Adjournment. Vice Chairman Kent adjourned the meeting at 9:05
