RESOLUTION GRANTING PRELIMINARY APPROVAL OF A LOT DIVISION FOR W. G. SCHROEDER WHEREAS, W. G. Schroeder (Applicant) has applied for permission to divide the property located on Co. Rd. 19 West of its intersection with Hamel Road into two parts; and WHEREAS, the proposed lot division will result in Lot A containing 6.47 acres and Lot B containing 17.63 acres; and WHEREAS, this matter was reviewed by the planning commission on March 10, 1992, and by the city council on April 6, 1992. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina, Minnesota that the lot division for W. G. Schroeder is hereby given preliminary approval, subject to the following terms and conditions. 1. The driveway for Lot A must be located in the southeast corner of that lot. The driveway for Lot B must remain in the northeast corner of that lot; 2. The Applicant acknowledges that the existing shed on Lot B does not meet setback requirements for animal structures and may not be used for that purpose; 3. The Applicant must pay to the City a park dedication fee for Lot A; 4. The Applicant must grant a right-of-way easement along Co. Rd. 19 so that there exists right-of-way of at least 50 feet from the center line adjacent to Lot B and at least 40 feet adjacent to Lot A; 5. The Applicant must grant standard drainage and utility easements around all property lines; 6. The Applicant must grant an easement over the wetlands as required by the city engineer; 7. The Applicant must stake and preserve the areas in Lots A and B proposed to be used for the primary and secondary septic sites; RHB33153 ME230-151 8. The Applicant must submit a current abstract of title or registered property abstract covering all the land to be divided for review by the city attorney; and 9. The Applicant must pay to the city for administrative expenses the amount determined by city staff to represent the actual cost to the city of reviewing this lot division.
