CITY OF MEDINA
RESOLUTION NO.
RESOLUTION GRANTING PRELIMINARY
APPROVAL OF THE PLAT OF CATES RANCH
WHEREAS, Jeff Cates (Applicant) has requested approval of a proposed plat
of his property located in the northeast intersection of Chippewa Road and Willow
Drive; and
WHEREAS, the proposed plat was considered by the planning commission on
April 14, 1992, and by the City Council on May 5, 1992.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Medina, Minnesota, that preliminary approval is hereby given to the Applicant for
the proposed plat, subject to the following:
1. The Applicant must pay a park fee for Lot 1, Block 4;
2. The Applicant must provide the drainage and utility easements and the right-
of-way for Willow Drive, T.H. 55 and the realignment of Chippewa as required
by the city staff;
3. No more than Lots 1 and 2, Block 2 may be served off the driveway extending
from Outlot A;
4. The Applicant must post a letter of credit with the City in the amount of
$48, 720 to ensure completion of the driveway to city standards;
5. The Applicant must enter into a private road agreement in a form acceptable
to the city attorney regarding Outlot A and access to current and future lots
within the subdivision;
6. Access from Block 1 must be by way of Outlot A;
7. Access from Block 3 may remain from Willow Drive until Block 3 is further
divided, after which time access must be by way of Outlot A. No further
subdivision of Block 3 will be permitted until the non -conforming shed in the
northwest corner of Block 3 is removed;
8. At such time as additional lots are served by Outlot A, the road on Outlot A
must be constructed to city standards;

9. Access from Block 4 must be by way of the realigned Chippewa Road when
realignment takes place;
10. The Applicant must identify, stake and preserve from disturbance primary
and secondary individual septic system sites on Lots 1 and 2, Block 2.
11. The Applicant must submit a current abstract of title registered property
abstract covering all the property being platted for review by the city
attorney;
12. The Applicant must pay to the city for administrative expenses the amount
determined by city staff to represent the actual cost to the city of reviewing
the plat;
13. The final plat shall in all respects conform to the preliminary plat, except for
matters which are required to be modified as a result of this preliminary plat
approval; and
14. The Applicant must submit the final plat for review by the zoning
administrator within 180 days of the date of the adoption of this resolution,
whereafter this preliminary plat approved shall be considered null and void.
